I'd go for Kingston, Hampton Wick, Teddington, Strawberry Hill, St Margarets. Follow the river corridor.
For 800k you should get a nice family home. These areas are aspirational so when yr mates ask where you bought you don't have to say, Sutton, but its got a big garden.
Think of a car, 20k for a Focus or BMW, Mercedes. No brainer, go for the best area you can. Sadly 800 doesn't get a wow house in these areas, a nice 2 bed flat in Kingston is 300k, & selling for that.0 -

That really IS the wrong reason to purchase a property : to try and impress your mates!!:rotfl: You should buy a property for YOU - not for them!! There's nothing more pathetic than an aspirational snob; one who can't afford the really lovely house in the village, or who can't afford to buy a brand new Merc - so makes do with secondhand or a pokey place - just so their mates know they live in a certain postcode or drive a merc (albeit cheap ones!)
By the way, Belmont in Sutton is EXTREMELY desirable - not ALL of Sutton is a dump!0
