south west london suggestions

I am unfamiliar with south west london, but I am considering moving there as we have a growing family.

Can suggestions be given for areas with good family (victorian/edwardian) houses, 4 beds, green spaces, good schools, safe at night (as can be in london!)? We also would like a large garden (over 80ft), but most of the areas we have seen have gardens under 40 ft. Our max budget is £800k.

I know its probably unobtainable, but even up and coming areas will be considered as we are looking for a family home for many years.

  • Reverse the argument somewhat.

    https://www.findaproperty.com and potentially others allows you to input your distances (but unfortunately not sort on this criterion). You need to identify school catchment areas rather than tube stations because if your kids are too far away, then forget the good school down the road. My school distance for instance is around 375m !

    Chuck in a minimum of bedrooms, a maximum of say 900k, add your distances in your profile and then scan for the distances which are well within the school admissions area (check online with county council education departments).

    Finding a great and cheap property without schools is pointless. You need to grasp the important factors first and if all things are equal, then look to secondary criteria such as tube, transport etc.
  • When you say South West London, where do you really mean? There is a big difference between Clapham/Wandsworth/Battersea and further out like Surbiton/Wimbledon/Earlsfield etc.

    The good news is that SW London has loads of good places for families, although the large garden is a bit tricker clsoe in.

    Maybe Roehampton? I don't know anything about the schools but it fits your description in the other ways. And, if you still can't get a big enough garden, you'd be right near Richmond Park.

    when I say a growing family, we have one son aged 18 months, its still early, but he is showing signs of learning difficulties and seems to run about a lot. We have been advised that outdoor space would be good for him.

    We would like a couple of more children in the next few years. We have never really considered schools before so we are learning all the time. We were thinking of areas like Clapham, Chiswick, Putney, Roehampton, Fulham, Barnes and Mortlake.

    Currently we live in Enfield. The areas of Winchmore Hill are nice, but other areas like Muswell Hill, Highgate are out of our range.

Maybe Wimbledon and Southfields, areas around there might be more affordable. Or slightly further out from the centre. It's absolutely criminal that over three-quarters of a million pounds might not buy you everything you want.

    Over budget (always a deal to be done!) and maybe a tad more modern than you'd like, but this is a substantial house with a decent sized garden (lose the 'hot tub style pool' - does look like garden would need a lot of clearing for what you'd want).

    Agree - was just looking at Ham and Mortlake. My link's kinda Mortlake. Worth considering. No idea about schools but such nice, decent, popular areas so must be fairly decent schooling options!

    Is there any particular reason you need to be in those areas (work etc) ? Those areas do not give you much value for what you get. If not maybe look a bit further out. 30 minutes from London you could get something like this - http://www.rightmove.co.uk/property-for-sale/property-16578057.html - big enough garden :)

    Flicking through Righmove, I can't find anything with a garden that size in those areas except communal gardens in new developments.

    Mitcham has some houses with huge gardens but I don't know what the area's like.
