Kew and Richmond are nice, but I'm always struck how low and noisey the planes are, as it's on the approach to Heathrow. Wimbledon's nice, as are parts near Kingston; and further out, I've heard good things about Surbiton (despite the dull sounding name).

But why south west London? Public transport, especially the tube isn't great in that part of the capital (or south of the river generally), while the overground takes you to Waterloo... How about more due west, like Ealing, Chiswick etc?
  • Ealing and Chiswick are lovely places to live but I think that a garden of that size would be difficult to find, never mind affordable. Mitcham is a dump: I wouldn't want to live there at any price. What about Twickenham and the areas around there?

We have friends and family in SW London hence the move. Feel a little isolated in North London, but we have been here 10 years as I was teaching music. I will stop in July and can transfer to a different Borough. The OH could get to work in 35 mins. Now he can work 3 days a week from home as well as relocate to a different office. We also had a recent incident that made me feel unsafe.

800k sounds alot and it is, but includes our portable mortgage, savings from 10-years and inheritance from my grandparents :(

I guess many others in same boat. We saw a house in Earlsfield with a large garden. It needed work, but went so quick! :(
  • Try South Sutton/Carshalton area (SM2 or SM5)

Great links to London & Wimbledon by train

Really good schools (primary & secondary)

And nice housing stock with good sized gardens

Mitcham is a dump, I'd only live in Carshalton if it was in the beaches area. Sutton is a bit chav like but some nice houses up the north end.I guess you will either have to give up the garden or the location.Chipstead is very nice, Kingswood etc. 30 mins into Victoria, good schools (think one in Coulsdon has just been named top school in Surrey/London). Worth a look

What about North Kingston? Near to the park, river, many wonderful primary schools and fits with your current budget. Also you have a good town centre and real sense of community.

I wouldn't class Carshalton as south west London, not really. It's bordering Surrey. Agree about Mitcham, it's a dump. Wallington's not nice, either.

If you're wanting a beautiful solid house with large garden (close to very good schools) either Purley or Banstead is the place, though they're more in Surrey than south west London, but Purley does come under Greater London at least. Gardens in Purley are HUGE, and you have some very posh and famous neighbours too!;)

Here's one with a massive garden. Needs redecorating, but fantastic size and right on top of the Webb Estate (Francis Rossi, Michael Buble live there amongst otheres..)
  • Another one for you (this garden is MASSIVE!!!!!!!) beautiful house too AND fantastic school round the corner! A bit over your budget..but you never know....;)

I'm in Chiswick, it's lovely and safe. If you stay away from the stockbrocker heaven that is Bedford Park and look into Grove Park which is right next to the river, you'll find the houses have much bigger gardens.
I live in a conversion, my flat has a private garden that is about 50ft long, and the communal garden extends to further 80ft, so yes London can have big gardens.
It is still very expensive, but you could get a good deal. And it's definitely much safer than north of Chiswick High Road.
Chiswick towards Gunnesbury is cheaper http://www.rightmove.co.uk/property-for-sale/property-20180895.html, don't think gardens would be very big.

Have you looked into St Margarets? Right opposite Richmond and is possible to find something in your budget.

Ealing is not as nice as it was, it's too busy these days.
Kew is lovely, but a pain to get to unless you like being stuck in traffic. Ditto Mortlake and East Sheen.
If I had to move out of Chiswick, I'd either move to Richmond or St Margarets or maybe Ham.

I've lived in Surbiton and loved it - less busy than Kingston, but some lovely houses. Faster trains into Waterloo too. Also you're in a good area for schools, with the Tiffin Grammars, pretty good comps and a few good private schools. North Kingston and Ham are lovely too, or there's places like Thames Ditton and Esher - maybe a bit far out but still nice areas.

Roehampton is ok - it's not a bad area but the nice parts are pretty much surrounded by some less nice parts, it's not really a place if you want pubs, somewhere to walk to in the evening etc. Not much there apart from the massive estates and the uni.
