    Actually quite grateful they'd left me with the curtains, even though they're not pretty. Have a huge bay window and just found out that the price for the curtains would be huge too :eek: Really, £600 for some fabric that I'd need to pay to have cleaned... the price of privacy!

    The kitchen floor and wall tiles were the most noticeable (dated) for me. I would change them as not a big expense to do so and will make a big difference. Rest of it looks ok.

    Don't start what you can't finish. You don't know what might happen if you rip a kitchen out - you might end up discovering some horrid problem and having to sort it out which might take you over budget etc etc.

    Let someone else do it how they want.

    Let someone else see the potential.

    The space behind the fireplace wall is supposed to be a dining area; the hatch opens on to the kitchen.
    (So this area wd become part of kitchen if the wall was taken out.)

    Bathroom is modern - a wetroom with walk-in shower instead of bath

    in that case the selling agent is remiss in not showing a pic of the modern bathroom.

    Do you mean the existing curtains are worth £600 in fabric? Bay windows are tall and is lovely to have curtains hanging to floor. They take loads fabric. However one can find bargains during sales. I have made my own curtains.

    I don't think the existing ones are worth that much, I wouldn't pay that much for sure for them, plus they are unlined.

    Yeah that's the look I'd like but the bay is 4 metres wide (the track is) and the ceiling is 3m high, so I would need 8 metres of fabric just to cover the width and 3m of length! I might have to invest in a sewing machine and learn how to do it, but it's still a lot to spend in fabric.

    I might have to compromise and just put some fabric blinds with a faux curtains on each side just to frame the bay.

    Where would you find bargains as everywhere I looked the ready made curtains are too small for my window? I miss ready made voiles from John Lewis :D

    An elegant solution and economical is Roman Blinds.

    Thanks for this post. First: you do not need sawing machine to do curtains. They are better sawn by hand than with machine.They hang well. I ve just made some for a friend (unpaid). If you wish a sawing machine JL has some the cheapest is £50, the next Jenome £79 I bought and and does all the jobs. Curtains keep cold out well when lined and interlined. Dont have to use the blind lining which is costly, get the cheap. for 4 m width of bay you may use 1.5 times its width. JL recomend more but I use just that. The width of roll is 1.30 around so you need 5 roll widths each length 3m 10 cm (with hems) that is 15.5 metres.

    You can find in Laura Ashley and John lewis beautiful reductions for under £20 a metre. Check their sites.

  • I agree with others- ask agent for advice and guidance and perhaps ask other estate agents too for a good overall opinion. We were in same position and nearly spent thousands (kitchen, bathroom etc)- all we really needed was to tidy the front of ours and chuck some laminate down! It worked! Good luck!:)

    all i would do with it is clean clean clean (im not saying its dirty but people will get a feel good from sparkling taps, windows and bath) and change dated furnishings like the bed spread and wardrobes, put something from your own house into it whilst its selling. make it look as pleasant as possible, change the curtains or something

    but the layout is very good actually, its easy for someone to knock through to the sitting room and have a large kitchen diner and then the family room can be the lounge (i hate lounge diners)
