Garage Roof Replacement - Asbestos Cement

Hi chaps

We have a Compton's garage with a pitched roof which has had a few cracked panels. We patched these with the bitumen roof strips until recently when the wind has ripped off a metre or two section of the Ridge section so now we have a gaping great hole.

So here's a few questions I thought you may be able to give me some advise on.

1. Any chance our buildings insurance will cover this?

2. If not, does anyone have an idea of a rough cost to remove and replace the sheeting.

As further info. Compton's told me before that it's not pure asbestos sheeting. Our local tip does allow free disposal of 6 sheets a day if bagged (according to their website).

    Quick update had a few people come around and quote us and prices are extortionate to say the least (cheapest so far was £1500).

    OH nephew is a builder and he said he'll do it (with my help) if we get the materials.

    However I am not really sure what I should replace it with. Various quotations talked about metal roofs, others fibre cement.

    As far as I can see fibre cement is very similar to what we have but no asbestos content and keeps the same look and feel. We don't plan on being here for another 10 years so should outlast us.

    Trouble is I am seem to be having problems locating a supplier. Had a look on Jewsons / Travis Perkins etc but couldn't see it online.

    Also what would be cheaper (this is MSE afterall).

    Garage dimensions are approximately 20ft x 13ft

    I think the Wickes bitument is the flimsy one isn't it? - I did have a look on Jewson's website but couldn't see the fibre cement so will give them a call tomorrow and discuss.

    I also saw someone on ebay (company) selling B5 Profile and it has links to Cembrit's website - is this the same or similar stuff?

  • Hi. I have erected compton garages in the south east for 30 years. Unfortunately, over the years, people have looked at the lowest price when ordering things. This has resulted in companies like comptons sourcing cheaper materials. The fibre cement roofing supplied is not of a particularly good quality. Consequently, I have replaced over a hundred roofs with a box section metal roofing sheet with an anti-condensation felt underside. This results in a very dry, strong roof that will last for 30 years. The price you have been quoted seems fairly high. I would say a figure of £1000 for your size of garage would be more realistic. DONT BE TEMPTED WITH THE BITUMEN SHEETS. They will sag and not last. I have replaced roofs "replaced" with these. If I can be of any more assistance please ask further questions. Matt.

    Hi everyone

    After a bit more research it seems the only B5 Profile Fibre Cement that is still about and is manufactured in the UK is made by Cembrit (Marley dont do it anymore) so have been looking at replacing it with that. Basically it would be like for like size wise and technically (a loose term) should be relatively simple to do.

    Have contacted a couple of suppliers including Jewsons, and waiting for some prices but it's not going to be a £150 Wickes job I know that :( - I would probably expect the materials to be in the £350-£600 range.

    If anyone can recommend a supplier of this stuff please let me know. One of my previous quotes was £1300 for materials (fibre cement panels) and £500 labour using the same profile. A rough pricing of this via the company supplying it on ebay is about 1/3 of that price :mad:

  • With regards to insurance you can contact them; most companies say that if there were gusts of wind of 70mph or more when you say that the damage happened then they should cover it and replace new for old. Good luck!

    insurance is not a replacement method for proper repair & maintenence.
    insurance use a term called betterment. hence if the garage roof is old and decrepit they will not pay the full costs of replacement.
    similar to car insurance. ie if your car is written off you get the value of the car at that time, not a brand new car.
    Get some gorm.
  • Hi sorry for the delay in getting back to you. Been busy replacing roofs! I do cover your area. The figure you have been quoted for the B5 option does seem very dear both for supply and labour.The problem with this, is that in time the same problem will reoccur. That is why I prefer the metal option with the anti-condensation treatment. To change your roof with B5 is only a one hour job! To change to metal about a four hours.

    No worries matey - we're all busy.

    How long in your experience does the B5 last for before the cracks would come back? - TBH I don't plan on staying at my address for more than 3/4 more years anyway.

    I was thinking of getting some of the GRP B5 Profile rooflights as well - could this be incorporated into a metal roof (I guess box profile?).

    1 hour to remove 14 sheets and replace with 14 new sheets and the ridges... wow. How come the metal would take a lot longer?
