Investment opportunity?

Can anyone tell me if this is a reasonable investment? It looks good on paper, but I am unsure.

I struggle to see how this would not form a part of the companies assets and as such be accessible from any creditors due?

In addition, if you did dell it there is no guarantee that it is sufficient to recoup your initial investment lump sum.

I am sure others on here may be able to provide better advice on this one, but for me looks like too many things that could go wrong.
