    firewyrn.. honestly i would of hunted him down and made him wished we had never crossed paths...Jesus what a scum-bag as he has taken away your faith in a mans word... put a charge on his house?
    It is nice to see the value of your house going up'' Why ?
    Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
    If you are planning to upsize the new house will cost more.
    If you are planning to downsize your new house will cost more than it should
    If you are trying to buy your first house its almost impossible.

    well its the size of the bedrooms in my house. You need to get clever with your room organising. Make the little room really minimal, perhaps give it a hint of a nursery theme. deffo get rid of the double beds.

    I thought of that, but I don't know how, much less prove it in court. I tried to reason with him and he just slammed the door in my face. It was the closest I've ever come to putting a brick through someone's window...in any case, you see the reason for my animosity.

    The master is ok but I wouldn't buy a property with the 2nd and 3rd bedrooms as small as this though I have seen similar ones advertised. I would expect the 2nd room to be at least 9' by 10'

    My 3rd room is very small and is not really a proper room. I keep my computer desk there. However my 2nd bedroom is a decent 8' 6 x 12 and just about qualifies as a double in estate agent language. My main room is about 11' by 12'.

    I think it does not cost much and you can do it yourself...i would try as it shows you mean business and he just might pay up..
    pop over to consumer advice forums and they will tell you how to do it,
