    That's fair enough, olly300, about room #2. Just trying to think laterally.
  • How about putting in a 3/4 size bed in room 2 and a single in room 3 and as olly 300 suggests clearing out any excess furniture keeping it easy to see how the rooms can be used?

    Reasonably modern house? About 80's build? I don't know what happened to houses after the war but all of a sudden, they got an awful lot smaller than they used to be. Having said that, I grew up in a house that size and it was fine as far as it went, but it was only supposed to be a starter home. The idea was that you bought one of those and built up to the bigger more expensive houses. All you can do is decongest as much as possible, or, like I did, move into rented and redecorate the house. Most people can't visualise a room with furniture in situ if there isn't any already, so you can get away with a small house if it's empty and reasonably decorated.....

    both rooms in the photos were about 11.5x10.5, the smallest was 6x7. its what you put in and how you present it that counts.

    I did get the details for the first one when looking around the area and may be a little out on the dimensions, havent got them now, also viewed it, very nice, they said it had a complete refurb and cost over £25k.

    so dont who did the work wyrwormbut if it was you, you did a good job.

    If you're talking to me about the house in my link...hey, small world. If Ian told you that HE refurbed the house for £25K, he's a liar. I refurbed the house and sold it to him. The shed was my Dads but we couldn't take it with us. The thieving SOB paid me £180 but was supposed to pay the other £5K in installments because he couldn't get the mortgage for it since he was strapped. Like an idiot, I believed him. He defaulted after paying me only £1K and slammed the door in my face when I went round to ask for it. He's on the endge of being reposessed, so you could have picked it up for a song since he's going to lose it anyway if he doesn't sell now.

    For clarity, it's the same house. Pictures are crappy and doesn't show upstairs.

    P.S, it's probably a good job you didn't buy it...it's slipping down the hill like all houses in that street. He should have paid for a more competent surveyor.

    Hi Firewyrm, on the land registry that house is down as sold at £185? My understanding was that by law the LR can only lodge sold prices that have actually exchanged and completed. If he only paid £180 at exchange and completion I don't see how LR have it down as £185?

    No, I don't understand it either, but I only got £180, he was supposed to make the rest up in cash and like a !!!! I took him at his word. He said he couldn't get a mortgage for that much or so he claimed. It was just on the edge of the crash..about 2 months before and I could see it all going pear shaped so I took his offer and turned down a developer who offered £180 and a job.....

    PS. I know it's only a few thousand, but it was the deceit that made me mad, it was my childhood home after all and I was a little attached to it. He had a wife and a young son and I took pity on him. I tried to obliquely warn him about the crash as far as I was able since I knew he was terribly over stretched, but he just wouldn't listen and I did need to sell after all. In any case, if he had truly spent £25K on the refurb, that means he's lost at least £40K on this whole venture since he couldn't have paid off much of the mortgage. He's lying anyway, I did the whole house from top to bottom ready for sale.
