Let's go with the thought that the OP is genuine:)You're missing the point, I'm afraid. The OP complained of low mains water pressure, so this is a simple way of getting a very rough idea of whether it really is low. If the gauge on the combi says the best part of 2 bars, that indicates that mains water pressure is at least 2 bars, which I would expect would be sufficient water pressure for most purposes. A properly functioning combi would not refuse to heat the water with 1-2 bars pressure, would it?
If you have a better idea, please say so.
BTW, I have actually installed a combi boiler. How many have you installed?
OP , as B&T has said you need to write (good old snail mail, and keep a copy for yuor own records) to the LA *calmly* listing out all repairs & maintenance issues and asking them to confirm to you in writing what they intend to do about each of them. Give them a list of times/dates on which you are able to provide access to the flat and state that you do not want workmen/the LA/LL there in your absence, if this bothers you.
Does your rent include a figure for electricity? Is there a clause in the contract which refers to a set amount and you being obliged to make up any charge over that amount? If there are maintenance related damp issues which require the useof a dehumidifer then your LL should be meeting the costs of (a) providing one and (b) the additional electricity
A decent dehumidifier will cost around 100-125 quid, not 50 quid btw)
Google Haringey Council and Bath Council and damp /condensation - both have useful pdf files that offer guidance on condensation and what you personally can do to reduce it. It's important that you keep the property aired, as well as heated.
As the fleas have occurred so early in the tenancy , it will be your LLs responsibility to foot the bill for these to be dealt with, especially as you say the previous T had a cat.
Your local Council will have a private sector rentals Tenancy Relations Officer ( or similar title) - they and the EHO can help you get the LL to sort the problems out. They can arrange to assess the property under what is called HHSRS ( Housing Health & Safety Rating System) and can order the LL to deal with maintenance issues if he is slow to act. They can liaise direct with your LL if necessary. It may help the LL to get moving if you add the words "cc: TRO, xxx town Council " at the bottom of the letter to the LA and *do* send a copy there.0 -
I agree that it is the *LL's* obligation to maintain the heating and hot water systems, but I don't think there's any legal obligation to give a tutorial on how to use it - although it would obviously be a reasonable thing to do. There's no point winding the OP up still further.
On electricity, as the property is heated by electricity, I can't see that there will be any electricity cost in winter as all the electricity used by the dehumidifier stays in the flat.
The OP should check reviews on the dehumidifier, as noise can be an issue.No reliance should be placed on the above! Absolutely none, do you hear?0 -

LLs/LAs often complain that Ts call them out needlessly when it would be a simple (and , as you say, reasonable) task for the LL/LA to provide manuals/written instructions for heating/white goods/alarm systems etc at the start of the tenancy.0 -

b&t i do have a £20 grand car loan and im a full time student but i also work my !!!! off and have since i was 15. i get what £6-7k in loans and a salery of £7k plus the opertunity to get £200 per month commision.
just to update the ll and the la came out today to view the property
just now,
the plan is to trial keeping the windows open in the morning and then close them as we go out.
the block managment company are coming out for the mould and the dripping as it is to do with the guttering they think?!
the ll is very annoyed about the shower and we have a plumber coming out today to fix the little things and try to adjust to the boiler- the ll thinks its heated up by economy 7 so it should be hot in the morning and then as and when we use it up we should be using the imersion heater to top up the water when needed.
the shower is cold as it has been fitted wrongly it has a cold supply and the power shower thing is suppost to heat it we have a elcy coming out today for that
. we have a tv engineer coming at 3 to fix the tv woooo!!!!! but it could be faulty wirring and then its down to the managment company red brick to fix it.
they are going to discus the fleas and lady bugs and get back to us.
a lot of the latches on the windows are faulty and they will be getting someone to fix these.

Hi. Glad things seem to be happening for you. Do make sure you get copies of everything in writing though (for your own protection). Environmental Health may be needed as well.
Hopefully your landlord is o.k but it's not obvious.
Do you have a break clause in your contract? Worst case scenarios I can see are that environmental health rules your house unfit for human habitation or for your landlord to do some serious work (it sounds like it needs it) or you move out and find another property and hope /pray that the landlord doesn't take you to court for the rest of the contract - that is why it is vitally important to get as much evidence of your living conditions as possible, along with details of any conversations you've had and everything in writing about what's being done/what's wrong/not done etc.
