Economy 7 storage-heaters and an immersion for hot-water. The whole place sounds like a !!!!!!-hole. Send your letter in bland and non-emotional language, detailing every single fault. ESPECIALLY THE BLOODY FLEAS AND THE WATER COMING IN THROUGH THE CEILING! That ceiling could come down at any time. Also mention that you saw the previous tenants' cats there. Your landlord is a flaming crook for taking your money and making you live in such appalling conditions.0

the dodgy and dangeorus wardrobe fixters- its a fitter wardrobe the metal sliding door has come off the runner and inside it is fitted with parts of a clothes airer and hooks no rail these constantly fall down with the weight of the clothes and you are always getting one fly at your head they could take your eye out.
You can buy a clothes rail for around £10. Can you fit it or get someone to do so? Your problem is that you took the flat as it was, and now you are asking for changes at the LL's expense. Was the door on the wardrobe when you moved in?
would it help to say we dont have gas its all economy 7 heating? i will check the stock !!!! now.

the boiler we have a massive like the size of a garden water butt so it is very supprising there is no hot water.
The water is heated inside the boiler by an immersion heater. Is that definitely switched on?
emzzi the landlord has said he will provide one but wants it all constantly which i am not prepaded to pay for electricity wise i said he can pay what we go over on our tarrif/allowence.
A dehumidifier does not cost a lot to run, and all the electricity you are putting into it will come out again as heat for the flat. You are creating an argument here that's not worth having. Maybe negotiate a small rent reduction if you can, but definitely put the dehumidifier in.
gdb- they sent someone out for the ladybugs but didnt work as well as it should. i will call someone out myself i think. they are dennying the previouse tennents had cats which we saw! noone is above us though so we dont know where else the drips are coming from. the window sill litterally is an inch deep of water and it pores off of the sill.
That sounds like much much more than just condensation. Is there a leak in the roof or some pipework above you? Or are you perhaps exaggerating? My window sills are flat, so I can't imagine one that can hold an inch of water. Can you explain?

never again i think you are right with it being the same problem also we are the top floor flat only 6 of the flats in the block tho. im going to experiment on when the water is fastest thank you.
hcb i will i want to get the bleach out!!!! i vaccum them at the moment and thats about it!!

trollfever i wouldnt say its the landlords fault but the damp is agrivating my asthma.
clutton and co with regards to the boiler im a girly girl and dont have a clue but i will print these out and ask the ll when he comes over tomroow thank you very much for your help!!

A lot of thsi sounds like the LL and LA have not shown you how things work in the flat. Other things sound just wrong. Good luck sorting it out, but try to remain calm with the LL.
On condensation, remember that if you dry clothes inside the flat all the water that is in the wet clothes has to go into the air, and then it condenses out on any cold surfaces.No reliance should be placed on the above! Absolutely none, do you hear?0 -

it could be a manufacturing fault put it os on on the side of the bed closest to the window where the damp is and the bed always feels cold and weti have emailed them anyway to ask for three new slats. the slats are like sheets of wood layered up one side the side closest to the wall and window has come apart thus not fitting to the fixtuers and slipping through to the floor i wish i could show you a piccy as there is no other reason
it litterally went bang!!! no-way am i paying for the shower!!! to be honest the previouse tennents were packing it was a mess and we were desperate so we didnt look in the wardrobe i will try to get a pole put it in its not my main worry tho but thank you for the idea.

it is way worse than a bit of water on the windows!! it pours down them like you have sprayed them with a water pistol and collect on the window sil which are at a slight tipped backwards angleit collects and then over flows on to the floor or cup that i put underneath. we called out maintence and they couldnt see anything but it does seem to be worse when it rains. we have no ladder so i can go up and explore myself plus i think i might fall through if its all damp up there too!!! its all along the main outside wall a cold wall and its the bedroom kitchen and lounge. we have crittel windows bar the bigger of the two in the lounge. in the bathroom we have an extractor fan and no window.

Don't go up on the roof!

its pointed so im guessing pitched its about 30 years old probs an 80's build0
