Debate House Prices

    What the general public BLIEVES has nothing to do with WHAT WILL HAPPEN. I have vissions of most of the UK with fingers in their ears going "blah blah blah blah".

    Not saying prices WILL drop, or even that they WONT rise - just that what the general public BELIEVE means absolutely nothing.

    Over the past couple of years the general public have made predictions on the housing market and the surveys get reported on here. MSE even ran one a couple of years ago where MSEers predicted stagnant prices. All of these are generally mocked by those on here and we get all the usual comments:

    "House owning morons think houses will retain value shocker!"
    "Home owners say prices wont drop. Well I never."

    The bottom line is that the general public surveys we see on here over the past couple of years have generally proved to be more accurate that the predictions of many on this board. And the reason for that is that many on this board are general overly-pessimistic about things and, potentially more worryingly, don't seem to modify their predictions and opinions over time when they consistenty over worry about what will happen.

    To be fair, some do. I believe Brit has predicted falls of up to 5% in 2012, which is much more positive than the 11% or so he predicted in 2010 and the 50% he predicted the year before. Knowing his luck they'll fall 60% this year.

    Where people want to live is where the prices are up 20% since September.

    Sellers don't budge and have won the battle - and the war.

    There is no crash, never will be either ....

    He didn't ask where people wanted to live, he asked where are the bargains? I know lots of decent working people in Chatham (and Gillingham), because that is what they can afford. One day they will move to the country or suburbia, but for now Medway will do and you can't be a snob in Chatham.

    "SE" is not "London". Most parts of the SouthEast outside of central London have fared broadly in line with the rest of the country.

    As to the graph the OP posted - have you seen the "typical bubble lifecycle" graph? Theres one on this thread (cant post it from work) - Post number 14.

    you have a pathological desire to keep house prices high, which i believe is because you are terrified
    i think you have over-extended yourself and cannot afford for prices to fall....i can smell the fear in your posts

    lets look at some facts, rather than your drivvel
    • land registry says house prices are down 3.2% in the last year, and the speed of falls is picking up
    • even kensington and chelsea are showing price falls
    • look on property snake for the number of price falls
    • use propertybee software...it shows that virtually every house in every postcode in britain is having money knocked off

    i know you thought you would make some easy money out of other people, but you are going to get badly burnt, and i cannot wait to see it happen
    you bought a filthy little buy to let house in some undesirable postcode and you can see the walls closing in on you

  • i think you'll find it's the other way round

    people that rent good houses from good landlords are the winners

    i've lived in a place that's "valued" at 500k and for the last 3 years and paid only 1100 pcm a month in rent (compare that to a mortgage and the costs woudl have been massively higher)
    i've had no insurance or repair costs

    in the time, house prices have fallen like a stone
    and in that time, my investments have rocketed
    i'm about 25% better off by renting, and i have no hassle......

    you must a proper mug, or some scumbag landlord if you think you are winning

    why not pop over to sibley's filthy little BTL house and cuddle up on the sofa with him and massage each others battered egos'....
    2012 is going to decimate people like you.....
