In short, as long as you are on top of your own admin, then I would recommended ONeill Patient – I’m not the sort of person who generally comments on these forums but I was pleased with the service and wanted to balance the comments.

I'm a residential conveyance with 38 years experience in high quality firms (none of this panel referral, or pay the estate agent referral fee nonsense - totally independent high street quality companies) and was horrified to see Lime Kiln suggesting that the original poster should contact him via O'Neill Patients website - that is totally unethical. O'Neill Patient are acting for the Buyer - there should be absolutely no direct contact whatsoever with the Seller who has his own solicitor - that is contrary to the Law Society rules!
And that one action perhaps says more about the standard than anything else!
I keep a black book of firms that I know I am going to have problems with, and sadly the names in the book are growing yearly. There are far too many "stack em high and sell em cheap" conveyancing factories touting for business and offering a low standard. I am very sad about the low standards in my profession nowadays. Standards need to be raised dramatically in quite a few companies.0 -
I'm remortgaging and chose a mortgage lender with free legal work included in the fee, and I've just seen that I've been allocated this firm. I'm not too worried as my current lender has some acceptable retention products I could move to if the remortgage falls through, but obviously I'd rather get the better interest rate with the remortgage. In the end I was pleasantly surprised. My remortgage was not the most straightforward in the world - as a leasehold where 2 separate service charges are paid, certain authorisations were required for a change in title, and at least 5 parties (other than us) are involved in the leasehold. But it completed on the date I requested. It was handled by the same person throughout - I never spoke to her, but she replied to emails quite quickly.Let's settle this like gentlemen: armed with heavy sticks

I have registered after reading the whole thread. Thanks everyone for leaving comments.
Reason I have register is because I will have to deal with O'Neill Patient Solicitors.
I am a first time buyer. They were on my Mortgage adviser's list of licensed conveyancers.
Before selecting them, I have noticed a star close to their name and a number, which I believe was the rating. That rating was higher than for the rest of the conveyancers on the list. Therefore I have selected them.
I will keep updating this thread until I become a property owner.

I have used a number of solicitors and these are the worst. My buyer was using them very poor service!!

We used them recently to buy. Have no complaints, but ours was a straightforward FTB transaction. Like others, I was never able to get anyone on the phone, but got very quick or instant e-mail replies to all enquiries. I suspect it all depends on who you get assigned to your case.0

I used them as the free solicitor enforced upon me by Nationwide in 2013 to buy my flat. It took them about 7 months to get the completion done. The seller was ready to bail out and it was really touch and go when O'Neil finally finished their job. The communication was non existent unless I would send out an angry email every month or so. DONT USE THEM IF YOU ARE IN A RUSH TO MOVE INTO YOUR NEW HOME.0
