    Can we just stop being so bloody mardy on here about this, it really does hack me off. Everything anyone does in respect of selling thier house seems to get shot down by a mardy contingent who seem to love other peoples misery ( or not even miseryt, they have a good thing happen, eg OP sold thier house with limited probs) and they get slagged for that as well!

    I'm not sure what reaction the OP was expecting TBH. It seems kinda obvious to point out that their price was too low if it sold that quickly, either seriously or tongue in cheek. The OP made no indication that their post was tongue in cheek, therefore it was taken as someone making a serious point.

    I agree that all you did was tell your own story, yet you got shot down in a way that implied somehow the poster somehow knows better than you what you had for breakfast, let alone what you've done in the property market.

    At the end of the day this is a public forum, so people can post what they like as long as they agree to be bound by the rules of the site, this includes good and bad stuff, and includes what the OP said, and what we all added afterwards.

    You can't win - that's the first thing to learn!

    thanks lynz. i have bought and sold three houses this tax year, god knows what my tax bill will be!,( and thats not a gloat,its my job. ) so i think i know the ropes by now. the house was not under priced. my OP was was a simply comment about the last one, which got some good replies ( except one ) i agree with you lynz, some people on hear are very twisted with there replies.

    HPI is slowing down, probably due to the recent IR rises.

    Expect the usual massive increases in house prices, you've never had it so good style gloating after the interest rate decision is made.

    Does it appear obvious if the price was set too low? my flat was valued 309, 306 & 265. I put on @ 295. for a shared ownership flat I actually thought I was taking the pi55 - so maybe I did underprice? But surely its better to have 2 AP offers than no offers and the long arduous trail of negotiation over bits & pieces.

    I love the way perfect strangers can tell that something was set too low when they a) havent seen the property, and b) no one knows the price achieved, c) no one knows what area of the Uk were talking about

    I feel the need to use this chap :wall:

    surely the yellow chap banging into your wall would reduce the attractiveness of your wall to potential buyers...
