Unfortunately I HAVE to buy a 3 bed something - be it semi, or terrace. I have a wife, a boy and a girl. A studio flat, or 2 up 2 down just wont house them unfortunatley. given most 3 beds arnt --- in that there 2 and a box room that wont even take a full sized single and let you open the door, I may have to look at 4 beds :(

Ive been looking around the £100k mark - up to £120k and there actually seems quite a bit of choice. OK there not in the "best" parts of town, and are generally ex council houses, BUT there also not in the real rough/problem areas either.

TBH, good schooling is the hardest part to find. BUT ultimately, renting is still more expensive than purchasing - and given I wont get state help due to my froces pension, Ill have to buy whatever the costs I guess. As long as I can actually get a mortgage.

I wouldn’t say that most 3 beds have 3rd bedrooms that won't take a full single bed admittedly the bedrooms might be quite small.
  • Can I get a bed for my son in along with wither build in wardrobes, OR enough space for a small wardrobe with draws is? if so then I can live with that. If not - then its not really a bedroom - its a box room.

I would say that would be possible in lots of 3 bed houses what size would you consider big enough.
  • Id be guessing without measuring up, but I suppose 3m x2.1m? A single bed being 2m long by 1.1m approx, and a door being around 1m wide? That would mean you could put the bed along the long wall with a door opening either by its side, or opposite with enough ropom for the door to freely opem. The 1m at the foot of the bed could accomodate a small wardrobe with 2/3 draws in the bottom.

Most Ive seen have had a 3rd bedroom with one dimention less than 2m. There are a few exceptions but they do seem just that - exceptions.

Of course it doesnt help my hobby needs room :( BUT I can accomodate that with either a box room, small study, a converted loft, or even an out building or garage as long as it has lioght/power and the ability to be made damp proof.

IF I could find a suitable 3 bed house for a price that would give me enough money left to build or convert an outhouse - then Id be happy enough.

If not, then Id need storage at the very lease for my kit - which itself isnt easy as some of it is too heacey to get into a loft space :(

ultimately though, If I have to sell by beloved equipment, and pack in my hobby in order to suitably house my family, then I would - reluctantly.

I think you would get away with slightly smaller that that as you say a single bed is just less 1m wide but doors are about 0.8m so the room needs to be about 1.8m or 6ft wide. Not ideal I know but plenty of kids have been brought up in small bedrooms.

    Agreed.
you just have to ensure you have enough and the right type of security when you move to the nice area to stop the riff raff from your previous hell hole coming and stealing your stuff ;)

Never had any hassle living on a rough estate so i cant see me having any on a better estate.

I dont know wether you are aware of the fact that criminals from rough areas often choose to operate in the nicer areas ?

With houses being so overvalued for so long in this cycle, there have been more extensions and loft conversions all over the country.

If you can why not board out the loft and but bay windows in the roof? You could also put a small extension on the main building. Both these do not need planning any more.
