The nicer area has everything that i require.

We eventually found out it's the more run down houses in the rougher areas around Wigan and Warrington. I'd prefer a smaller house in a nicer area, but you pays your money and you takes your choice.0 -

Your budget is £70k for a 3-bed house in an area like Tyldesley or Astley, which you told us in that previous thread.
So something like this in Tylsesley:
Or this in Warrington:
Both of those are £70k in the areas you mentioned you were looking and each have three bedrooms. Both of them are in pretty gritty and interesting areas of towns that already have a reputation for being quite gritty and interesting in the first place. Maybe rough is a bit harsh, but even you must say that these are pretty grotty places? It's not a major thing, I think most of us live in grotty places for their first few houses. I know I did.0 -
Interestingly if you look at the sold prices of that street of the first house I posted it up it kinda sums up where we are and why we have trouble discussing house prices on here:

During the boom years you had a couple of houses sell for £100,000+ but the majority were selling in the £75,000 to £90,000 mark. This is a first time buyer road, so after early 2008 when mortgages dried up and the crash happened people stopped buying houses. A couple sold in 2010 for £61.5k and £65k, which is 05/06 prices, or about 20% to 25% under peak price. Not trying to make any real point, just thought it was interesting. Really hard to judge whether house prices are falling or rising in these places as no one is buying them.
Isn't this most people's experience in average streets in average places? Around 20% to 25% off peak prices but that no one is really buying anyway?
You could get a house down that street for £9k just ten years ago.
