I agree with WABL, everyone has second thoughts about moving and the money involved. You have been up for a long time - see how you feel tomorrow.
As you say, the house builder will be offering you less than market value. Have any properties around you sold recently so you can get a feel for price? The housing market is very variable at the moment across the country. Here it is a seller's market because there is so little on the market for buyers but I know that isn't the case everywhere. You could always get an agent around for a valuation. The valuation of my flat took approximately 30 seconds so it wasn't a big investment of my time!
Regarding the house down the road, mentally I have already moved in! No news on the open day so we shall see. I also think it will end up selling for more than the asking price because there is nothing like it on the market. Whilst I don't mind paying a bit over the odds just because of the market conditions, I am not prepared to pay a stupid amount so this is tempering my enthusiasm.

Thanks guys. Yep, yesterday was over a 20-hour day! :eek: Had more sleep last night, but Ds has kindly given me his bug, so was feeling rough in the night, but a bit better this morning though.
Still not entirely sure what to do. We have an agent coming to value the house for part exchange on Thursday, so they should be able to tell us what they think a realistic selling price is considering the current market. We'll have to see what the difference is between that figure and the maximum part exchange which will be around £136K. If it's within 10K of it, I think we'll go for the part ex as we don't pay estate agent fees etc that way, so will be saving £3k for a start. This house has all the flooring, wooden blinds and turf to the garden too, others from plan at a later date won't, so I guess that goes quite a way to make up the difference. If the figure is over 10K difference, then I think we'll have to have a go at selling ours and risk the other house being sold, but it's just too much money to lose.
I hope you're wrong about the house down the road Chocs, and that it proves to be affordable (and no-one else bids!). Love that you've 'moved in' already!
Yep, furniture we don't need is being sold so that we don't have to move what we don't need or, if things fall through, we have more space after all and realise we never needed to move! :rotfl:0 -

We've completed an inventory of the contents of our chest freezer tonight and written it up on the White board my Dad put up for us last time he was here. Hopefully this will be an easier way to keep track of what we have, what we need and help with the meal planning.
I've also made a cushion order tonight, for a friend of an extended family member, so at a cheaper price, but cash coming in just the same.
Tomorrow will involve a spot of early morning grocery shopping at aldi; meeting the MIL for a coffee and then trying to make the house look tidier whilst entertaining a toddler. Wish me luck!

I think your approach sounds very sensible so I suppose it is wait and see until Thursday.
House down the road is not looking good. It already has an asking price offer from a cash buyer. The seller is not accepting offers until people can see the house and viewings commence in 10 days time. I'll still have look but, tbh, I'm not prepared to offer much more than the asking price because it simply isn't worth that amount of money and it needs a lot of money spent on it. The price is just being inflated due to lack of houses available whilst the housing market is slow. I'll just have to keep looking.

Sorry to hear it's not great news about 'house down the road' chocs, it definitely sounds like a sellers market in you area presently. I hope the right house comes along quickly, at the right price.0

For the past month or so, I've been trying to live by the 'why leave something until tomorrow when you can get it done today' philosophy. I have to say, I'm liking it. My house is tidier, there's no jobs mounting up and I feel like I'm a bit more on top of things. It also means I'm spending less time sat down in the evenings which is great, as I am not a tv person and get so bored by it.
The trouble now though, is that I've done all that needs doing and am getting bored at times!!! This afternoon i'm going to have another look at the wardrobe and cupboards and try and fill the half-full bag for charity I currently have ready.
A few nights ago, I even persuaded DH to part with a few more cook books we never use, one of those has been sold locally, the rest I'll put out for charity if they're not selling.
Ds had a better night last night, but I now have his cold virus it seems. I have an annoying dry cough and septic tonsillitis again judging by the state of my throat. I was on antibiotics for it a few weeks ago and it didn't really heal properly. I've always been susceptible to nasty bouts of tonsillitis, so will go back to the doctor again at the earliest convenience (mid next week!) if it doesn't go by itself. Really fed up with feeling rubbish though :0(0 -
I'm envious of your lovely clean and organised house. Maybe I need to adopt the view of doing things now too. Even if I only lasted a week, I'm sure it would get rid of a lot of clutter and those little jobs on my mind that I keeping feeling guilty about putting off. I'm away this weekend, but maybe next week I'll give it a go.
How did the house valuations go? Has it made your decision any easier?
