With a 2am closing time, you are likely to get a lot of drunk, rowdy people around every night! Someone mentioned a good point re the smoking. People after a few drinks tend to turn their volume setting up. There's often a group of people outside our local - and they're rarely quiet.

I'd definitely ask the neighbours, but would take what they say with a pinch of salt as they might not want to risk any mention of it downvaluing their own properties, or making it seem an unappealing place to live.

Might have cabs up and down in the early hours (maybe bibbing their horns).

One nearby shop would pub me off, let alone four and pub. What's the fourth shop? You only listed 3. What if the bakery turned into a kebab shop? Would you really want that along from your house? Sometimes you get groups of kids hanging around outside certain shops - wouldn't really fancy that either.

I'd do as has already been said and head there one Friday/Saturday night. I'd probably go for a drink in there just to see what the clientèle is like as they would probably affect my decision.

We live in a village that has 3 pubs in it. Two are fine (one of them has karaoke) and I haven't heard any complaints. The third has no end of trouble. The neighbours near to it have been in close contact with the police regarding the loud music and underage drinking and drug problems. There are bouncers outside on a weekend, which I think is not a good sign for a village! It has had numerous landlords and has been frequently shut down for underage drinking etc.
A good way to find out if it is a problem pub is to search the pubs name on the local newspapers website, any incidents or at least some of them will be reported on there, I've found a few on ours. It might also be worth speaking to the local police there, they will have a really good idea of what sort of pub it is.

Certainly go to the pub & hang around til closing. If you stay IN the pub til closing, don't drink or your judgement will be impaired. :D

My thoughts are your drive will become a public urinal
And the bakery could well become a kebab shop.
A licence til 2am on weekdays will never be a quiet pub.

My previous house was right next door to a pub (and there was a convenience store the other side), and we would happily have stayed there for much longer if circumstances hadn't dictated otherwise. There were a couple of bad nights but generally it wasn't a problem at all, the vast majority of the time it was pretty quiet and we never had any problems with drunks or anything, occasionally parking was a issue but generally not.

We did go round late at night on Fridays and Saturdays before moving in to check what it was like, so I'd advise doing that. But don't rule it out just because of the pub, it could end up being fine. Just do lots of research first!
  • It doesn't matter how lovely the pub is now.

Next year it could turn into The Pub From Hell.

I know, I used to live opposite a quiet "old men's" pub, which decided it wanted to be a rock venue three nights a week with karaoke on Sunday afternoons. The noise, disrupted sleep, stress etc wrecked my health to the point I was unable to work.
A kind word lasts a minute, a skelped erse is sair for a day.
  • As someone who has lived above pubs for the past few years, I would say don't do it. All of our neighbours complained all the time about the noise and the mess. At the last pub we were in the poor guy next door had been trying to sell his lovely house for ages. He seemed to spend most of his time coming to ask us to be less noisy...and we were a small family pub. We left 6 months ago and he's still not sold it!

I used to live round the corner from a pub, main problem was being woken up by the sound of bottles being put out in the bins at closing time. Delivery lorries might also cause a problem for parking, etc (I didn't have a car in those days, so wasn't an issue for me).

exactly what i was going to say....
  • I used to live very close to four pubs plus a chinese takeaway and had very few problems. One of the pubs did live music and one weekday night I could hear music very late so I emailed a complaint to them and they apologised profusely. Never heard the live music any other time. Didn't have any smells or noise from the takeaway, never noticed any delivery lorries, didn't have many drunk noisy people walking past even on student Mondays (the odd bunch at weekends, that's to be expected). There was the occasional car waiting outside the takeaway at night with thumping music.

So no, it wouldn't put me off at all but I would spend a good few evenings at the pub/sitting outside the pub to judge the area well (you're supposed to do this with any house you buy anyway).
