Any problems with living near a pub?

Me and my partner are FTBs and we've come across a property that ticks all the boxes size wise, but it's in very close proximity to a pub. I'm not sure if this would be a problem or not really, we're going back to view the property this evening, so will be able to gauge if there's much noise etc. I've googled the pub name and people have left quite good reviews of it.

Also they have karaoke every Friday night, so if the viewing tonight goes well, we'll come back on a Friday and see what the noise levels are like. I don't think that the estate agent would know and we don't have any contact with the seller, so not sure how we'd find out their thoughts, plus if they want to sell they're not likely to tell us if it is noisy.

I was just wondering if I should see this as reason not to buy,

Any help would be much appreciated,

    It obviously depends entirely on the pub but we live very near a busy pub and there are never any problems with noise although they have no live music or karaoke nights.

    There are many negatives - you don't know if the pub will stay the same, for one. Depending on where it is, it might be turned into something like a Macdonalds (many were near me that were very central, or on roundabouts), it might end up being rowdier than it currently is, if you're on the route to/from the pub where a lot of people have to walk past to get home, you might well find men are urinating against your property, there might be beer bottles/glasses littered around the place - possibly broken...

    It might also affect resale. Personally, I wouldn't buy too near a pub. Have considered it before, but that was Tunbridge Wells with a nice little back street boozer, and another along the river in Hertford. Didn't buy in the end - not cos of the pubs. Would probably rule them out now though cos of the market being what it is. Wouldn't want to risk making selling harder if/when it came to it.

    Of course, it might turn out to be a lovely local where the people are all nice and you have somewhere walkable for a bevvy or three :D

    I don't live near a pub but since the regulations to ban smoking inside, there are usually groups of people hanging outside having a cigarette which may be disruptive for immediate neighbours.

    The EA will tell you it's the quietest pub in the country, so disregard that.

    You are within your rights to come back at any time, as long as you don't trespass of course :D You could ask other neighbours their opinions also.

    It's a personal decision and my personal one would be to avoid, but if you don't mind the noise and appreciate that a pub is part of a local community then I don't see why not, assuming it checks out. Remember that most pubs are open every day up to 11pm typically (some except Mondays/one day a week). Check the opening times. If it's particularly busy it may stay open later at weekends.

I think because I like the house so much, im trying to think that living near the pub won't be a negative, but i'm starting to think now that it will.

    The house we like is on the end of a row of houses, then it has 4 little shops (bakery, hairdressers, pet shop) and then the pub, so it is in close proximity. The house is set back from the road as it has a small drive but without any gates, so people could easily wander near the house I suppose.

    Do you think the neighbours would mind if we asked them? Suppose we could then get an idea what their like as well!
  • On the other hand, you wouldnt have to queue for a cab after a night out and you'd save a fortune in fares!

    If they do then perhaps you wouldn't want them as neighbours;).

    TBH from your description of the area I wouldn't buy there.
  • You need to be outside the pub around midnight on a Friday or Saturday night to get a real idea of what the customers and the place itself are like. I would definitely pop round and have a chat with any neighbours. Sometimes, if you're several doors down and set back from the road the worst problem you are likely to have is parking.

    One thing that hasn't been mentioned is the smell. A friend of mine rented near a pub and his main gripe was car parking, until the pub installed new cooking/frying equipment and the vicinity surrounding the pub smelled like a deep fat fryer.
