    Hi, re the Title Deeds.

As ATB says, if depends on whether your Lender is holding the Deeds.

From memory, if the mortgage was completed before (about) 2003, the lender will have been holding the deeds as security for the mortgage.

After that date, everything went electronic, so the deeds were no longer needed as security, so your lender may or may not be holding them - it just depends on their procedures.

These days the deeds are just historical documents, but they are nice to have, particularly for older properties.

But there's no need to get anybody, like your or solicitor to store them, as they no longer prove ownership of the property.

My deeds reside in my document box, tucked away in a cupboard!

  • Yes, we bought ours in 2004 and it was all electronic by then. They gave us the deeds even though we still had the mortgage because they had no legal status. Like Goldie, I have them cluttering up the place!
Paid off mortgage nine years early in 2013. Now picking and choosing our work to fit in with the rest of our lives!
Still thrifty though, after all these years:D
  • Morning, well the good thing about today is it's dry - bright sky but grey and no visible sun.

Money - restaurant vouchers from CP have arrived. I sent DD away with one of my CCs. This was to pay for a meal in a hotel, plus to have the security of knowing she can buy a flight home if anything went wrong. She's having a fab time and so far the bill is only £23 :)

I've claimed £11 ish and £3 ish from S&S - will move to Future pot when they arrive.

Annual travel insurance purchased for three - good price and via TCB.

Physio this afternoon and as our lodger is now away, Mr T and I have five days on our own :)

Our lodger is hoping to move into rented accommodation with his gf in a couple of months time - can I buy a house in that time to be a B2L. I have been actively looking and they would make excellent tenants.

    Cup of tea is calling.

  • Thanks Goldie, although we live in a newish house, I'd still really like to have them. We purchased prior to 2003 so fingers crossed.

I think it's the closure bit I'm interested in :)

  • Morning Tilly, we got a printed document / transcript of our title deeds about a year ago when A&L (Santander) went electronic. They said then they were no longer going to hold the physical deeds, so I can only assume they got dumped. We have a photocopy of the original deeds that our solicitor made when we bought - beautiful copperplate writing and seals etc - house build in 1832. I was flipping angry at the time as I love old documents and hate the idea of them being shreaded:(

BTL sounds an excellent idea. I'm sure he would hang on if he knew you were keen to have him.

You seem to have your mojo back and then some! :T

Hi, if we go down this route, I'll just keep this diary going - originally we aimed to be MF in 6 yrs from starting my diary. We will have achieved that within 3 yrs 9 months - that gives us 2 years 3 months to do it again :).

Nothing beats having a target :T

Oh no, you must have been livid. I hate the thought of historical documents being destroyed, but when it relates to you personally, that must have been awful!

I worked for the Halifax. As far as I can remember, after 2003 we held on to the deeds until the mortgage was repaid. If the person was moving house we'd send the deeds to the solicitors and let them sort out what was going to happen to the documents. If the customer was repaying the mortgage and not moving house (e.g. the end of the mortgage term or paying off early) we'd give the customer a choice of whether they wanted the deeds or not.... if not, they were destroyed:eek: But at least they got the choice.

It's all very different to what it was like in the early 80's, when I first started. The handing over of the deeds was quite a ceremony. After the mortgage was repaid, the deeds would be sent to the branch. The customer would make an appointment and we'd go through the whole deeds package with them and tick off all the documents were there. I used to love looking at all the old documents, and it used to amaze me that some of the mortgages were started before I was born! At the time, I had just started my own mortgage and it seemed impossible that one day I'd be mortgage free. But I got there in the end.
