Most property types in most areas of aberdeen falling YOY.

Aberdeen City Average Price +0.1%.

But.

Aberdeen City Detatched -10.3%.
Aberdeen City Semi-Detatched -4.4%.
Aberdeen City Flats -1.6%.
Aberdeen City Terraced. +3.7%.

We can safely conclude that for most people in most property types in most areas of aberdeen prices are dropping.

Just goes to show how meaningless those high level averages can be. :)

    Strange that Hamish hasn't already posted this. I know he used to regularly inform us of the figures for Aberdeen.

    What I get from this thread..

    A lot of terraces where sold compared to Detached and semi's.
    The low number of sales of other property types are skewing the figures.
    An average of all sales actually show a tiny amount of growth?

    Is this good news for you Geneer? Unlikely, since the average has increased by a tiny fraction... Meanwhile you wait and line the LL's pocket.

    What you need is a crash;)

    It is isn't it.
    He's particularly keen on YOY figures as I recall.
    Unnaffected as they are by "normal seasonal variations".

  • as a rule, the smaller the sample, the less I believe these stats, e.g., 'detached houses in Aberdeen' [DHIA] is a very tiny category likely subject to all sorts of data problems.

    but i will admit to finding those figures amusing nonetheless, if only because DHIA is possibly Hamish's ultimate holy cow. down 10% in a year. boom.
