    IIRC you said that properties wer available for under £60k and this data can be backed up for terraced houses where the average is currently £57k, representing a 26% drop from peak.

    You've referred before that you think these properties will be available to be bought for cash.
    What nominal level do you envisage they will drop to?

    Of course the biggest variance in Oldham has been on detached properties, where the price has dropped a similar 26% from circa £271k to £201k

    Im not from oldham so i wouldnt know too much detail about prices around there.

    The 30k repo 2 bed terrace i have mentioned previously has now been updated on rightmove and an offer has been made of £24.5k.

    Wouldnt surprise me if similar houses (repos or sales) dropped to below 20k in the coming months.

    It has been said on here many times before. You get the VAT back when you sell privately. Because the general price for privately sold silver bullion in the UK is just a little under the final price you would pay from a dealer.

    If I bought a 1kg Silver bullion bar from a dealer I would be paying today £740 plus 20.00% VAT = £888.00


    If I wanted to sell today I would get around £870 on spotmex or just advertise on gumtree or another free to advertise place.

    Or wait a few years for much higher prices before considering selling it all off slowly.

    Prices on ebay are more simply because the seller of silver bullion will be taking home around £870 after all other expenses.

    Personally myself when buying I would prefer to buy privately from spotmex for a little under what I would be paying from a dealer.
