We've an opportunity to buy a new build which hasn't even broke ground yet 160k for a semi + 5k for a garage which won't be ready for the best part of a year, it would be nice to be able to move to a newer and hopefully nicer house without increasing our mortgage and maybe even reducing it

Lucky you! New builds have tiny gardens so you wouldn't have to buy too many flag stones either .

LOL we're after a corner site so we can build a garage and have enough space for our p i key caravan Estate agent has been and gone and reckons we could put it on the market for 180k and sell no problem within 2 weeks. Wonder if we could live in the p i key caravan for a year?

id put my deposit down on it NOW and try to get a contract signed , then sell you own place later this yr

New builds all have bidding wars these days too. You think some developer is going to sell a house now that will be worth maybe 50% more when it's built? No chance! I assume ooo000ooo has someone who is selling as a favour.

You assume correctly, the builder is a friends father, he sells some of the houses off to his builders, family and friends of the family. The rest are sold via an estate agent. There are 400 people signed up with an estate agent waiting for his next development. Unfortunately, for them, he's using a different estate agent.....

Yup, we're waiting to see the plans and have a chat with the builder to make sure we can definitely get what we want and confirm the prices.

prices are NOT going down in Finaghy just been on Templeton robinson website that house LeftieM we were talking about is at 220K and there is one in Locksley Pk Started at 375 bids are now at 438 this is crazy for a semi
oh by the way everyone got sale agreed on house i viewed on thur for the asking price O HAPPY DAYS

Congratulations! You'll be on the front of the Bel Tel as the only person to get a house for the asking price. I am, I admit, a tad envious. I can't find anything I like so we may not move at all. Our 60k gets us from 4 bed ex-council in nice south Belfast to 3 bed not ex-council in dodgy parts of north Belfast. There's no contest really. Oh well, at least we're in a great part of the world with great neighbours and great schools. It could be a lot worse!
