ok i admit it house prices ARE mental

    I've been keeping an eye on the local area (Crumlin) and I would certainly be off the opinion things are calming down. In november a house in our area went on for £195k and sold for £215k. 2 indentical houses are now on the market for £210 and neither have an offer near the asking price. One actually went on for £220k and dropped to £210k a week later.

  • I live in finaghy and know what one you are talking about people came to view my house last week (which is now sold at a good profit) andtold us they had a offer in on that house but pulled out at 205 after much tought ,because they where shocked at paying 205 for a ex council house maybe thats were peoples thought sare now lying

    That's interesting. The ex-council thing puts a lot of people off which makes the houses relatively cheap. We live in a similar house which was on the market before and we are going to put it back on (you might know which one ;)). I'm now expecting a lower price for my house this time around.
    It's hard to pick a bad house in Finaghy these days, ex-council or not. I'll miss it when we move.

  • I too will miss my house when i leave it was our first house gutted it and now somebody else is going to get my blood sweat and toil mine sold in 4 days an offer i couldnt refuse .Halifax are saying at the moment this will be there busiest time FEB & Mar dont think prices are down I was just lucky Hopefully the house i have bid on will go sale agreed this week not an easy case divorce case etc etc good luck in selling your house LeftieM

    leftieM - definitely don't think you should expect a lower price for your house. I've been keeping a keen eye on the market in/around Finaghy/Lisburn Rd/Dunmurry as I am keen to buy there. Don't see that prices are staying static or even falling anywhere at the mo. If you get agent to value, I'd be keen to take a look at it if it has 2 or more bedrooms.

    If some of the other viewings are anything to go by, it'll be like a cattle market. The agents don't even have to show you round anymore - they simply allot you a time and you turn up...along with 5/6 other viewers (at least!) normally.

    That is certainly what we have seen. I think that now is a good time to get your property onto the market. Almost everything is getting a lot of views and there is still a lot of madness with people bidding miles over asking price.
    2 + 2 = 4
    except for the general public when it can mean whatever they want it to.

    It's just gone up 20k since yesterday. That's my theory shot down in flames unfortunately.....
