When does the housing market begin to pickup again? New year or the Sping?

    I'm a buyer and I prefer to look over winter - normally less people in competition. Of course recently that's not been an issue any time of year. I am however planning to step up my search from now - I'm quite happy to move on Xmas day if necessary. I have seen a few houses come on this month which is perhaps surprising, but the property market goes on all year. To answer the initial question though, houses start to appear in greater numbers March-June as sellers expect to get better money out of a sale at that time of year. This year though, as with last year, there will be lots of optimism initially which will peter out into continuing low volumes and falling prices.

    I exchanged last week and an completing Nov 30th. I don't think there is any normal time any more in this market.

    I'll let you into a little secret. Very, very few houses are "special", and most of those that are will be out of your price range. You'll probably end up having to compromise on one or more of your requirements.

    Even in the "lean" months houses will still come on to the market.

    It isnt really a buyers market though - the market isnt awash with properties (well in my area at least). People know that houses arent selling so they dont bother putting on the market as the market is low. Only people who HAVE to move are on the market, then its a vicious circle. Only repos are bargains (as per usual) as people still have bottom lines. Then you have the county divides, prices in cumbria have been creeping up slightly at the low an middle end - only the top end declining. Other counties (lanacashire) have been dropping like bricks. Yorkshire anomalies (wombwell and barnsley) have been increasing.

    Who knows. When all said and done it makes no difference unless you are in neg equity (or selling an investment for cash) as your house is worth X to someone and likewise the house you buy is worth Y to you - they are probably both increasing and decreasing at the same rate so it is paper money.

    After buying a BTL a few months ago I have another AIP for another BTL in place now but I cannot get a sale. Im looking at the very bottom of the market though and looking to shave 10% off the prices - hard bargaining. So obviously noone is THAT desperate yet but then again I am also not desperate to buy, as long as prices drop I am happy to wait.

    As the population estimate of 70 million has been brought forward, the green shoots of recovery (in the housing market) could be sooner than anticipated, people have to live somewhere.

    Whilst in a normal, healthy market, things would vary between the seasons, some commentators would suggest that things are so depressed at the moment that it'll make next to no difference ....
