Selling house, help needed as price keeps tumbling

    We were ever so slightly given the impression that this would be more of a deposit paid by the buyer to secure the sale - it was heavily implied that we would be given a portion of this, and it was a way of the buyer putting down their deposit there and then while covering advertising fees. We thought this would cover advertisement on rightmove, papers, websites etc - as it turns out we are deleted from the website at least once per week and the advertising brochure arrived the weekend before the auction - not impressive

I think I may need to pay them a visit to discuss the contract in person as the numerous people we get to talk to on the phone either won't commit to an answer or make additional threats if we withdraw.

    Can I suggest you start by having a conversation with Trading Standard before you do anything else and then maybe spend £50 getting half an hour with a solicitor?

    I suggest you record all future phone calls and tell them you are doing so.

    I would check your contract and see how you get out of it you are being ripped off, for £5000.00 I would expect the best estate agent in the world given the value of the house you are selling.

    If it is a gifted deposit, at your selling price its a waste of your money.

    Grammatically and content wise the description is very poor to attrocious.

    Have you had any other estate agents value your property and why is it so cheap compared to others.

    With a bit of work your house could be staged very nicely.

    As for the photos I have the following problems :

    Repeat shots, does your estate agent not know how to upload properly

    Part shots of a room accompanied by a full shot of the room, you just need the full shot its not like the part shots are focusing on a good feature.

    Everything is so dark, more colour needed.

    You have one good shot of the garden and then one shot that looks ropey, if that bit of the garden isn't great don't focus on the it.

    The estate agent needs to learn how to take photos , that show the whole room to best effect.

    I know the area very well, MIL lives down the road from you-I think your problem is Pattinsons they are useless, their photos are always rubbish, they employ people on commission to go out and do them, they aren't estate agents just someone with a camera! Lots of people really like the Leam for renting potential so I think you would probably get a good price at auction from a landlord. I disagree about the red wall, not my taste but v trendy, a young couple would like it! I think it's a great little starter house for someone, get Sarah Mains out, they can sell anything!

    it is a buyers premium not a vendor fee. I laughed at an estate agent when they advised me this whilst looking at houses to buy (and promptly walked away).

    The BP is a fee for the buyer not the vendor. It is basically slapped on the top of the sale after auction so if the hammer falls at 50k then bill to you is 55k (or most likely 56k as vat is on top of BP).

    Don't let your agent bully you, they are paid to get the best price for you, their customer. They should answer all of your questions, you should understand fully why the price is starting at 50k, what your reserve is and what they realistically expect to achieve.

    You should be clear about your charges and if you are tied in to a penalty for withdrawing then cut your losses. If another estate agent is going to get a better price then offset the £1000 against this.
