Selling house, help needed as price keeps tumbling

  • Reading that ad and not knowing the area I'd be very suspiscious of the low price compared to the previously sold. I'd be thinking there were really awful neighbours and you're desperate to get out. Given the location's hstory that would be a real possibility.

    I agree the photos are very poor, they are so dark and make the rooms look tiny yet a 22 ft ish lounge is large for the size of house.

    i'd get it on rightmove as i didn't even realise some houses werent on rightmove!

    It is not clear to me what the terms of the auction are.

    List it with a proper agent.

    My first question would be why £50k if others have gone at £110k. It makes it all very suspicious.
    Have to agree with all that has been said. However, you house is neat and tidy, just lighten it up a bit, good luck!
  • I'd agree about the black.., there's too much of it (and I like black). Get some cushions, and co-ordinating curtains (red and gold colour scheme maybe not the tired brown and white cushions u have on another black sofa in another pic) and get rid of the black rug on the wall (proper print instead). I'm afraid I'd also chose alternative frames to the black one's you have, there's too much of it already! All of this will make the lounge look less like its only going to appeal to those with goth interests! The red chimney will only draw the chimney in and make the room look smaller, if viewers don't like red, they will be out of the market. Same for the kitchen, u can't do anything about the overwhelming black colour scheme so as others have said, buy some cheap co-ordinating chrome or coloured kitchenware and hopefully that'll make the black less oppressive.

    Again, get rid of the black shelving thing under the bathroom sink.., it looks extremely odd (and is badly designed so you can't get much on it anyway).

    It looks like you've spent and fair amount of time and money on the house, but the colour scheme lets that down.

    Change agents lol. Check your prices against prices in the same area to get an idea at what your house should sell for before considering going to auction (obviously u can put a reserve on your house but it might not sell). Unfortunately u are probably looking at either first time buyers who are thin on the ground or investment buy to let buyers who will want a bargain. Go and look at houses up for sale near you and find out how your house compares.., you need to stand out against the competition (but not by being all black lol).

    And I'd suggest putting a border in your garden, with some evergreen plants in to liven up the garden.

    You may have to consider renting out (a bit of a minefield but its an option) for a few years until house prices pick up. Or just staying put, if you found one house you like, u'll find others given time.

    I think the photos let the property down also, it always amazes me how awful EAs can be at taking photographs.

    ladders - more than on property ladder is there?
    fab - please this is not a dress on Sex in the City
    Rental Yield - This is not 5 - 6k that is the rental income, yield is expressed as a percentage

    IF the above is a reflection of the estate agent you are dealing with that property will never get sold, really really amateurish.

    I'm currently in the process of viewing houses so that I can move soon - and like 99% of people looking for a house, I use Rightmove and PrimeLocation (Rightmove as first choice, but Prime Location has some different search facilities that I find useful). There's no way I would find out who local estate agents are and then go to each of their websites individually instead. Your house doesn't seem to be on Globrix or the 2 mentioned above, so no wonder you're not getting much interest. I'd seriously suggest moving to another estate agent who will advertise it where buyers will actually see it!
  • Thanks for all your advice everyone, I am going to star staging it as soon as I get in tonight (you're right, the donated cushions we have used as they won't squish into the cupboards on the chair we don't even want have got to go). I will have a word with the estate agents about right move as they are asking for £5000 BP to advertise we assumed this covered it. Doubt we will get anywhere though, they pulled us from the auction with hours to spare and told us if we wanted to withdraw from next months we would be subject ot a £1000 penalty. I am close to giving up on selling altogether and may just dismantle it instead ;)
