2 calendar months plus whatever period is remaining in the current rent month. i.e If the rent is due on the 1st of the month, if you got the notice to quit today you could stay till the 31st December. Then if you need it even longer if you couldn't find anywhere else to live and wait for court dates for the landlord to acquire possession and then bailiffs to evict you.
They should tell you within 48 hours but you can refuse the landlord access if you wish. The inspections have to be mutually agreed.
So tbh they will never know if you have a caged pet or not anyway. Obviously neibour can report a dog because they know it is there, but they wont know about a cage pet.
I wouldn't refuse a landlord access I would just want some notice.
Yeh but having a court order eviction would stop you getting future properties, wouldn't it?0 -

Regular savers earn 6% interest (HSBC, First Direct, M&S)
Loans cost 2.9% per year (Nationwide) = FREE money.

Er... are we talking about an assured tenancy, AST or Lodger/ live in landlord? Cos you cant for the first 2 (Unless you meant when the contract ends?)
By 'at times allowed by the contract' I meant at contract end or whenever a break clause allows. Sorry if that wasn't clear. My point was really that they don't need to give a reason so they wouldn't have to say that it was because they knew you had a pet.0 -

And will a landlord accept 6 months rent in advance. I heard before they may think if I offer that money upfront they will think I am running a cannabis farm. When in reality I have just saved that money0 -
All landlords are different. Some will read into your offer of six months rent in advance a sinister and some won't. You'll need to explain why you are offering that much rent, although failing the affordability test should speak volumes.
Quite honestly, if you're presently living at home with your Dad I would have thought that either being a Monday-to-Friday lodger and going home at weekends or finding a flat or house-share would be a much better solution for you.0 -

Living alone is better for me. But I would consider a house share if no other option was available when the time comes.
But 6 months rent, if I was a landlord personally I would accept this as a replacement. In a way it is good for the landlord as well. They don't have to worry about there tenant skipping on rent because the whole tenancy will of been paid for anyway0
