How do I go about renting privately with no gurantor and not earning 3x the rent?

    Sounds reasonable. Like I said my last flat was above a shop... so the landlord came up 2-3 times a day sometimes.

    So if I have a pet rat, it won't cause a problem even if ad says no pets?

    A pet is a pet, by all means bring it in against the landlords wishes, just dont be surprised when you get served notice at the first year/ 6 month break clause whatever

    Well do they have to tell you before an inspection, like give notice or anything?

    what do you mean by after the break clause, can they not evict you during a tenancy?

    Regardless of wether you can hide it or not (So youre aware then that this is against the landlords wishes) if the LL does find out they can serve notice once the AST ends, or invoke the break clause when it comes (If applicable)
    They could evict for breach of contract re: the pet (Might be difficult though)

    Although they don't need a reason, they can evict (at times allowed by the contract) for any reason they like or no reason.

    I heard some landlords don't count caged pets as pets so I suppose I will have to ask the landlord.

    Does the landlord have to give notice before he comes for an inspection?

    Another note, will 6 months rent in advance work in replacement for earning 3x the rent? (or 1 year, depending how long the teneancy is)

    Er... are we talking about an assured tenancy, AST or Lodger/ live in landlord? Cos you cant for the first 2 (Unless you meant when the contract ends?)

    2 calendar months plus whatever period is remaining in the current rent month. i.e If the rent is due on the 1st of the month, if you got the notice to quit today you could stay till the 31st December. Then if you need it even longer if you couldn't find anywhere else to live and wait for court dates for the landlord to acquire possession and then bailiffs to evict you.

    They should tell you within 48 hours but you can refuse the landlord access if you wish. The inspections have to be mutually agreed.
