            This is a joke. Can someone please tell me why house prices are the same as this time last year? According to all the advice dished out on this forum house prices were guranteed to crash - well I have been waiting over 3 years now and still nothing - thanks a bunch guys - you have cost me ££££'s

 Hi Dan, Its been a volotile 5 years, and with regards to housing if you have had options then its been good to wait, cheaper mortgage products now will help with the lack of reduction in house value. making it cheaper anyway. Chin up!Plan
 1) Get most competitive Lifetime Mortgage (Done)
 2) Make healthy savings, spend wisely (Doing)
 3) Ensure healthy pension fund - (Doing)
 4) Ensure house is nice, suitable, safe, and located - (Done)
 5) Keep everyone happy, healthy and entertained (Done, Doing, Going to do)0

 Yes I bought years ago but have recenly sold and am about to complete in the next couple of weeks. I am now renting a 2 bed execitive apartment in a different town (all due to a new job).
 Now I need to decide what to do next - Buy again right away, or join the bears and pray for a crash?0
