    Apologies Jimmy, I though you meant areas in and around the M60, not Wigan or Warrington, which I'd class as towns in their own right.

    Can you really get nice semi's in Newton for £80k? I like Newton-le-Willows, I think it's a nice little place. Don't know much about Astley or Tyldsesly other than that you'd probably class them as areas of Wigan. Had a look on Rightmove and there's 3 semi-detached houses in those areas for under £80k. Can't say it looks an area I'd chose, but I guess if you've got a decent budget to do up the houses (they all needed modernisation) and you're looking to live in the Wigan area then they could be a good buy. I'd go for Newton out of all those areas though. Still wouldn't class it as an area of Manchester though, but obviously commutable.

    Semis in newton are not selling fast at the moment even though i thought the housing market in newton would pretty much stay were it was because as you say it is a nice little place to live, I havent checked the area for a while but the last time i looked there was a mid terrace on the high street going for around 45k which did surprise me and further down the road a thatched cottage was up for under a 100k iirc.

    The semis on the council estate (not really a rough estate to me) are the 80k ones and most are not selling at the moment but if you travel a bit further up the road to the nicest part of newton then the prices are coming down there as well

    I havent completely decided where i want to live yet as prices are still falling in all the areas im intrested in, but i will be looking for something that needs a lot of work doing to it because im in the building trade so costs will be minimal to bring a house up to scratch

    Forgot you were in the building trade, that does make a difference.

    Just had a look on Rightmove at semis in Newton and they were cheaper than I thought they'd be. Considering rates are quite low and you have a decent deposit would you not prefer to stretch a bit further and look at semis in the £140kish type of bracket? You could probably get one for £120kish in the current market and they seem a much more attractive house in better areas and would seem worth the extra £100 or so a month on the mortgage.

    Something like this perhaps?

    Looks a decent place, so a more run-down version of something like that might be obtainable for £110k or something like that.

    It's within walking distance of the High Street too, and there's a mighty fine curry house there if I remember rightly...

    I would much prefer to do this but with the state of the construction industry at the moment its a bit too risky to borrow a larger sum of money as i dont know how much work i will have coming in over the next few years, (Lots and lots of corruption going on at the moment in the industry around the north west) so its quite a big risk as i am single so dont have the option of living off a partners wage when work is scarce so have to be careful how far i stretch myself. I think the mortgage size i can get has to be covered by a factory or supermarket wage in case im out of construction work for a while, or permanently blacklisted within the construction industry:)

    I quite like the idea of working my way up to something nicer anyway as for once in my life i could do some work for myself on my own home instead of working on other peoples homes.

    Apparently there is one of them government homebuy new build estates going up somewhere in newton so i dont know how this will affect prices in the area.

    Cant say i have been in that curry house but i have been for a drink in the area in the past and its quite nice to not have to queue up behind people who want to use the toilet for a quick sniff or a toot :)
