    okay i dont mind but i know im goin to be called a troll, we used urban sales and lettings, i also used these to find tenants and they are very good and very cheap.

    I dont post on here much, so it does not really bother me if people think im lying, if i was going to try and get a rise and people biting i would post a lot more.

    I would just like to say no one as said they wouldnt accept offers of any set amount, if it so happens after a month the highest offer is 160,000 then that might have to be the amount they have to accept.

    Its like selling anything if you had a car and you knew it was worth between 1000 and 2000 pounds and you advertised it at offers over 1000 pound, imagine the day it gets advertised you get loads of interest as you know its cheap for 1000 pound, but when the first person comes round and offers 1050 pound it doesnt mean you have to accept it.

    we will have to see what interest they get, you will always get people who say they wouldnt view houses with offers in excess of, but when its up for 50,000 pound less than the next door neighbours i think it may generate some interest.

    the main problem with any house is to generate interest, if people want to place a low offer it doesnt mean it as to be accepted, i wouldnt offer on a sstc house but i know a lot of people do as it hapened to me.

    Now i would view a house with offers in excess of, if i made a offer and it wasnt accepted i would either walk away or make another offer.

    A lot of people who have viewed the house are not even in a position to buy, and these people are the ones the estate agents send around tyre kicking.

    If my theory works what i will tell them is to do a few viewings on a couple of days, and just tell the potential buyers to make offers if they are interested, then after a month take a look at the offers and then maybe accept the best offer with the best buyers who can procede.

    Well it seems to be standard practice now to get lots of interest in a property to make it sell quickly. eg. I saw advertised a property for offers above £299,950 but when I went to view the house owner said she had turned down an offer for 370,000 because she wanted 375,000 so everybody was having their time wasted. Incidentally the same agent who likes to brag they sell 300+ properties a month quoted a fee of 1.9% to me on £299,950 to sell my house but the returned photocopy of the sheet I signed had a 5 added....1.95% which was curious.

    Express Estate Agency
    They insist you leave your current agent, promising they offer a unique service. They claim to sell 90%+ properties in 1 month. But they then insist on a 4 month tie in. They want 2% commission plus VAT and claim to offer a 24/7 hour service. Sounds great...
    They tried to undervalue my property by £60k compared to the 3 other traditional agents
    When they asked for feedback on why I didn't sign I explained that their valuation was way off the others received
    They immediately said oh we can market the property at whatever price you want, what you were told when we came to your home isn't set in stone, we want to work with you, make you feel comfortable
    So I tried signing up with them
    Sent them the contract on 15 August along with the brochure I & photos I had prepared (quicker and easier)
    Express confirmed receipt of the lot
    1 week later the manager then asked for the same information already sent so I resent it
    Oh sorry he said
    I also received a call from a female in the same office 'querying' my arrangement with the previous agent although what business it was of hers is beyond me
    Oh sorry the manager said, again
    I then received a link to the new ad for my property BUT the front of house picture was of someone else's property AND the asking price was incorrect
    I emailed the office and it was another sorry
    The picture was sorted and the correct price so the new ad finally went up
    BUT on the very same day Mr I'm Sorry Manager pulled the ad
    He was not happy about the contract which I had amended before signing to include the correct price, my correct contact details and a few dodgey clauses e.g. all negotiations must take place via Express Estate Agency erm no, as the property owner I reserve the right to discuss my property with whomever I choose.
    Mr I'm Sorry Manager said he would think about what we had discussed and come back to me
    He did not seem to be aware of very basic facts like the property is in a stamp duty reduction zone, what other smaller properties in the area were being sold for etc
    The following day Mr I'm Sorry Manager sent me an email saying that the contract Express Estate Agency had entered into would not be honoured.
    So I forwarded his email and a complaint to the Complaints Dept.
    Miss Head of Complaints sent an initial reply saying that my file was incomplete - they had no record of the signed contract, just their standard contract. So I had to email her a duplicate copy. Seriously. She has not replied since - not so express after all.
    I have referred my concerns to the OFT and the Trading Standards Office at Manchester City Council. The Express head office is based in Manchester.
