  • Quick update house been on the market since last tuesday, five viewings a few low offers about starting price, but they have had a offer of 180,000 pounds from a cash buyer which they are considering.

    its only been on the market just under a week and there getting on average 1 viewing request a day, they are going to leave it a week and then take a look at what else is on the table. Ive also noticed a few of the properties that have gone up with a well know estate agent begining with d are using the same offers in excess.

  • Update another 6 viewings today 2 never turned up, my friends have been telling the potential buyers they have already had a offer of 180,000 which they have accepted, they are just waiting for the people to prove they have the funds and they have the finance in place.

    If a higher offer comes in then great, if not they will proceed with the offer they have already had, ive told them not to put all their eggs in one basket things can change very quickly.

    They have had a lot of people say they will only offer 150,000 and thats their final offer, but they have also had a lot of people comment that the house is worth a lot more than the 150,000 pound starting price.

    there are a lot of bad reviews, but thats about the customers services, i am not using these, but i am using the same pricing startegy with offers in excess off.

    You might get a lot of people who will only want to spend what the starting price is, but i believe if you price a house low enough to generate a lot of interest it will find its right price, which will reflect in the offers.

    bottom line most people know whats somethings worth, and if they dont want to pay the going rate at the time they might miss out.

    It just goes to show over 11 viewings in 2 weeks and a few offers, the house had been on the market previously for three months and there was no firm offers.

    You've had a lot of people comment that the House is worth much more than the £150k ..... strange then that these haven't offered that 'much more' figure?

  • If you had marketed the property at OIEO £175/180k the cash buyer who offered £180k would surely have still viewed and offered, and you would have saved the time of many of the viewers whose maximum budgets were around £150k.

    which was my point exactly. As a buyer it is simply bad practice. I have a ceiling, and it this case if I had 160k max then in reality there was no way I could have bought the house if a person wanted 180k but was putting OIEO of 150k to deceive people into footfall viewings.
  • if someone says offers in excess of 150,000 and all you have is 150,000 pound max then its no good really looking. If i was looking and i knew houses have sold a lot more than 150,000 i wouldnt bother looking if all i could spend as 150,000.

    When we bought our house we only wanted to spend 170,000 but we had to up our offer to get our house, if not we would have lost out.

    It depends how much somone likes the house say they only want to spend 150,000 pound but at a stretch they could they could get the house for 185,000 pound then maybe they might offer that little bit more.

    @mrree a lot of people may just not have enough to make a offer, that my friends would accept, like i said thy have had a lot of low offers, well not low the starting price and they have one offer for 180,000 which they have accepted, they are just waiting for proof of funds.

    People will only pay what they think its worth, most people will have seen houses down the road going for a lot more and think thats a bargain.

    The seller will 9 times out of 10 take the highest offer, if i was looking for a house down this road and seen this i would take a look and then offer what i can afford and what i think its worth, if it got turned down then thats it, i would have to accept it.

    we all want something for nothing but its a shame life just doesnt work like that.

    They have done group viewings each weekend, so all viewings are done at the same time, i think this is also a good idea as when you have a few viewers looking at the same time, it makes each if them think its a sought afer house.

    They are now telling people they have been offered 180,000 so if they dont want to offer more then dont bother viewing.

    Im amazed the interest it as caused and ill be using this method when or if i sell.
