  • If you had marketed the property at OIEO £175/180k the cash buyer who offered £180k would surely have still viewed and offered, and you would have saved the time of many of the viewers whose maximum budgets were around £150k.

    you could say the same about buyers who view houses priced at 170,000 and they only have 150,000, and theres plenty of them about as well.

    I think this is a lousy strategy and would pee me off as a potential buyer.

    Yes they are getting loads of viewings as the house is now in the price bracket of more buyers who have a budget around the £150k mark. Then they turn up to view the house and the seller tells them they have already had an offer of £180k and the viewer realises they are wasting their time as they don't have that budget.

    You are wasting everyone's time here, buyers and the seller. The seller's are preping their house for buyers who are simply unable to afford the house. The £180k buyer would have turned up anyway if they were looking in that street etc. but I find it odd that a first offer from a buyer at a house priced at offers over £150k would be £30k in excess of the starting point. Yes they may know the typical selling price for that street but a low starting price indicates "desperate to sell" and my offer would reflect that.

    They are now telling people they have had a offer of 180,000 before they even view, so if they can not offer anymore its pointless them viewing.

    So now they are only entertaining people who are willing to offer more than the 180,000.

    The way they see it now, they have nothing to lose, they have accepted the offer of 180,000 pound and if anyone wants to view now and make a offer they have made it clear it will need to exceed the 180,000 pound that as already been offered.

    I just think it goes to show people will buy houses, and it doesnt need to take months or even years with small reductions which dont make any difference.

    ill report back with the developments but i reckon it will be well on its way within a month of it going up for sale, using the offers in excess method.
  • big news, a higher offer as came in, im not going to update anymore untill the sales more or less done. but its not far of original asking price, and they are well chuffed.

  • sorry no update for a bit, but good news they exchanged yesterday and they complete midweek.

    they finally got 185000 and they where still getting enquiries up until yesterday.

  • all completed not bad for 200 pound, why pay estate agent loads when you can do it yourself with so little effort, i wont say who we used but they gave us right move advertising wth no renewal fees, and the tactic of using offers over was a master stroke. They got the offer they was happy with and they got loads of viewing, i have to admit they did get a few low offers from a quite a few people, but the serious buyers who knew how much the house was worth and made sensible offers.

    After a week they was offered 180,000 which they accepted but the following week they was offered 185,000 pound which they told the first buyers they could not turn down, but if they was willing to match they would keep the original offer.

    Anyway cut a long story short they sold for 185,000 pound, and to make things even better from my point they have treated me which will help with christmas.

    Why not say who you used as there is little point to this thread if it doesn't give tips on how to get a good deal etc!
