    I'm sorry to hear about this. Is this the house we've talked about previously on here? If so what on earth is wrong with it such that it needs £20k of work?

    Probably the house Ive talked about, only one we've only really liked and one of the reasons for that is we had good friends with son a few days old than mine. Would of been good. Unfortunatly the house is built into a hill. It was built by a private builder and only 8 years old. You had to climb approx 12 steps up to the property and was a cliff type drop which the house was standing on. The structure underneath the house ie the walls to the cliff are crumbling and steps are actually coming away from the house. So I presume the property may need underpinning etc, anyway I think it'll be a while before it gets on the market again. I also had to tell my friends the news as the steps lead up to 3 houses theres being one of them so they will have the same probs!

    Stockport is so expensive for what it is, we live in Warrington now and for the money could have a nice house but in Stockport it buys you nothing and its not even as picturesque as where we live. We have to live in Stockport as OH and I spend £300pm in travel!

    Anyway if anyones in the area and seen a nice 3 bed for upto 142k let me know...

    Chin up. One day you will look back on all of this and it will be a distant memory. It's hard now, but you will find somewhere... Good luck (and a stiff vodka works wonders now and again!!!) xx

  • Dont Worry! sell your house! bag the cash! the right house is waiting for you! better you found out about the 20K problem Before as opposed to after the sale! I guess if you really wanted the house that badly you could ask for a 20-30k reduction to take the work into account but then if you ever wanted to resell it. it could be a problem so I think the right house is on its way! presumerably your outgoings are alot lower at the moment so treat your self to a few weekends away and fun distraction activities to keep you occupied while your playing house guest. Now is a good time for all your EA's to be on first name terms with you and your number on their speed dial as many delightful homes sell before they become public knowlegde.
    I know its hard as you had your heart set on this one failed sales have happened to me too.... but everytime I have been in this situation a much better house/ flat has come along and at the end of the day I was laughing so hang in there

    Try and be optimistic - it could have been worse, you could have bought the house, and your surveyor could have missed the problems - surveyors don't tend to be too thorough - (ok, I know some are).
    You could offer 30K less, and be prepared to walk away if you don't get the price down. Chances are, the vendors will have the same problem with anyone else wanting to buy and may be desperate to get out. The only problem I can see with this option is the Building Society will want to keep a retainer until work is done - so you will have to keep some money back to
    How about putting leaflets through doors in the same area, seeing if anyone is interested in selling?
    You will be in a brilliant position to buy, and haggle for other houses. so look on it as an opportunity, remember a house is a huge investment, and you will be in it for the long haul.
    If the house is only 8 years old isn't it still under warranty - even though its a private builder - he should have some indemnity.
    Everything happens for the best in the end.

    Just read that the vendors are friends, - my approach would be "I don't want to offend you but" .... to put out a tester.

    our friends live next door but one and although I know the vendors will be covered by NHBC or buildings Insurance It'll take some time to sort it out and my DD was meant to start pre-school this month. She hated her last one so we only wanted her gettin in one and not moving her around. Also with this house there is only 6 of them, it backs onto a park and next to a retail park so only limited number of houses. Plus all the others are more expensive and 1970's. This was cheaper as there was the dissadvantage of the steps which we could live with. It was also close to work.

    Anyone reccomend areas of Stockport with good schools and transport to Stockport where I can get 3 bed for less than 142k?

    A lot of the replies seem to suggest going into rented. My daughter and son-in-law got a buyer before christmas and were going to move in with us or get rented, but feel a bit scared to do this now as the prices seem to have gone up over christmas and there are no new properties to buy. Even the ones that had been on for ages before christmas have now been sold. They are not sure what to do now.

    which parts of stockport did you rule out?

    I know stockport well, as I am a stopfordian by birth & raised, live in london now, but like to keep a nosey eye on rightmove just to be on the pulse ;)
