Landlord asking for 3 Months rent in advance plus 1 month Deposit.

  • im quote shocked by some of the replies on here, although i dont rent myself at the moment, its something we have looked into doing, i dont believe using an overdraft is a sign you financially insecure. We use our overdraft every month, its interest free so theres no point moving money from savings if its not costing anything

    This is a very good point and a valid use of an overdraft, but it presumes there are offsetting savings and that these are being increased by moving all excess into them until you use your overdraft.

    That's a presumption which wouldn't seem likely given the original post, as if that was the situation the OP could simply have pointed out the transfers into savings on the statement and even provided evidence of savings. That might be the situation after all, but would be odd it the OP didn't mention it given it would be highly relevant.

    Even if the overdraft was interest free and essentially being used as a lower effective zero line, that's not particularly reassuring, because the point is not that the OP cannot pay, but that they might not be able to continue to pay if something goes wrong.

    Using an interest free overdraft for stoozing and using it just simply because you spent the cash are too different things.
  • Oh, and yes the dehumidifier thing would make me run a mile. Would bet my bottom dollar the property has serious damp issues.

    You know, the ones caused by poor house design and construction and not by tenant lifestyle. The ones landlords (and unfortuantely often the small claims court) like to pretend don't exist.

    i wouldn't go near the place ... i am sorry but a landlord who insist you use a dehumidifier whilst cooking is trying to hide something and there i will pop round every so often attitude would drive me mad , i am sorry but i would be runnning away now

    I dont see any reason why it is Odd, the LL and made it impossible for me to meet her and she does all her dealings via the EA, so when the Landlord requested for my Bank statement, payslip, Employer letter, Proof of ID etc they were all submitted to the EA so in essence there was no way I could made the LL see any reason whatsoever.

    Why couldn't you have put a note on the bank statement that the overdraft is interest free and that you have savings elsewhere?
  • The three months rent in advance and overdraft issues are small beer compared the other ones. I would run a mile and then some from a property with a dehumidifier and a landlady that sounds so unreasonable before you've even moved in.

    Please look for somewhere else asap: you KNOW that this will all end in tears if you go ahead.

    Cause I never thought it would be an issue at first, but it seems it is now. I really dont have any problem now paying the 3+1 months upfront, but my main concern now is the Condensation issue, looks like I have to start searching again.. well.

    It really depends how desperate you are for the property, if you are then you will just have to cope with her.

    Does she realise that your overdraft is interest free. If not, she needs to be told. You didn't say in your opening post that it is interest free which is by far the most important point.

    I agree, why rent off such a weirdo, seems like youd just be setting yourself up for problems.
  • I'm going to be a cheeky and miserable git here...

    Ask the LL for statements to prove that they are paying the mortgage (if they aren't you'll lose your home) or that it is mortgage free.

    If condensation is so bad a dehumidifier is needed when cooking (which is a normal everyday activity) then the house is somehow defective.

    If I were you I'd run a mile - very quickly.
