It is not uncommon for tenants to lie, but you need to exhaust the show and tell options before assuming the worst.
What a ridiculous comment! It's also common for Landlords to lie, for Banks to make mistakes and for there to be errors in the banking system.My home is usually the House Buying, Renting and Selling Forum where I can be found trying to (sometimes unsucessfully) prove that not all Estate Agents are crooks. With 20 years experience of Sales/Lettings and having bought and sold many of my own properties I've usually got something to say

when my son was at uni and shared with three peiople, the landlord deducted £1 from one persons rent, £2 from another and £3 from the third so he could easily tell who had paid if they forgot to put their name as a referenceEU tariff on agricultual product 12.2%

And it's not unknown for banks to mess up.
A friend spent months chasing a cheque he'd paid in to his account to find it had been miskeyed in to someone elses (but only after investigations by the people who had sent him the cheque )

Stop assuming the worst - this is the first payment so could easily go wrong.
One digit wrong on sortcode/account number and the payment will go astray. Tenant genuinely believes it's gone but you don't get it.
Or payment may be slow - BACS? 3-4 working days?
Be friendly/understanding rather than threatening at this stage as it's probobly an innocent mistake.
Ask for date sent.
Copy of transfer / statement (blank out other transactions)
Confirmation of destination sort/account (NOT just where she thinks it went, but where the bank actually sent it!)
Once this 4th lost payment is found you'll find future payments go through like clockwork.
The other thing to do is to give it back to the tenants to sort out between them, as they are all jointly liable for the rent. If they don't want to give the info to the landlord, they can work it out between them. There's also a good chance that someone was late paying but doesn't want to admit it.No reliance should be placed on the above! Absolutely none, do you hear?0 -
