    I decided to write to solicitors about the table and chairs, received a letter back from sellers solicitors today which basically said they were in same state when we viewed and they left table and chairs as a goodwill offer! They didn't even leave the chairs! Even though they were included in my offer! Should I even bother to argue?

    If you have written evidence in the contract that they were included, then you should bother and you should take the sellers to the small claims court.

    What would I gain though? I've bought a new table and chairs. Don't want to waste my time, it's more just principle!

    My first house the previous owners were nurses - it was filthy, I had to scrub throughout before I moved in. Things were not as they should be with things missing but we had our house and some things are just too much trouble - unless they cost you thousands then they really aren't worth worrying about.
    The second house, I sort of knew the owner (mother of child in DS's nursery) and she had her husband's aunt over from Aus - she was an Army wife - the place was spotless with a bottle of wine in the left fridge(again spotless) to celebrate with.
    So the moral of the story is some things aren't worrying about. You have your house so go make memories and those before will get what's coming to them.

    I must be lucky I have bought two houses in my life one was empty for 2 years and in move in condition cleanlinesss wise second was also perfectly clean, DD bought an house recently which was a doer upper but the people who owned it had left it clean, walls coming down the day of completion made it a bit mucky though!

    Congrats on the new house....
