I can be a bit of jobsworth and bl**dy furious at the sellers taking the mick so I'd do the former.
But I think that most people wouldn't have the energy!0 -

I used to do conveyancing and the very first one I did was a nightmare. My client got her keys and when she went to her new home, everything had been taken, even down tothe interior doors. They'd even cut the light fittings out of the ceilings, they'd taken the toilet seat and the worst thing of all.... they'd dismantled an entire fireplace brick by brick, and left her with a massive hole in the wall from floor to ceiling.0

The EAs won't be bothered. It's a breach of the contract, which is a matter for the solicitor rather than EA (if one chooses to pursue this).0

Some people really don't care these days do they?
I moved in to a spotless house and will be leaving it a spotless house with a card and a bottle of wine for the new owners. Having to clean all day doesn't half take the gloss off moving to a nice new house.
