Phone call and letter to Valuation Office and that was it! Refund backdated to 1993.

we are in a situation where a builder built so many houses on this exclusive development, 4 different styles of house, ours is a detached version of one and is in band E, however a neighbours house which is the same style and size as ours is a semi detached yet theirs is a band D, can i appeal or will they just say because ours is detached?
i thought it went on house size and if i can prove neighbours is identical then do i have a case?0 -

CT bands in England and Scotland are based on property values as at 1 Apr 1991 (1 Apr 2003 in Wales). Depending on notional values in 91 (or 03) semi and det versions of same house could be in the same or different bands. You will have to look for similar size detached in Band D to make a case.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0 -

Beware your local Valuation Office is looking for ways to Revaluate by the back door. See this story from Croydon. One local challenged her council tax band and it resulted in a Revaluation of the whole area. They don't tell you about that do they!!

You are confusing Revaluation (where all the band values and the antecedent valuation date change) with correction of errors in the Valuation List, which the VOA are legally obliged to do. This happens all the time although band increases tend to be much, much rarer than reductions.
As well as unnecessarily scaremongering the reporting isn't entirely accurate.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0 -

My brother was living in the hosue for a year before us, is there a way he can re-claim the overpayments too? I've tried to work out how to do it, but cant find anything0 -

All he needs to do is write to council and tell them his dates of occupation and refer to the band reduction.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0 -

Interesting stuff. Some 10 years ago I was feeling sore that my Council had rejected my application for Council Tax rebate after I'd shown that adjacent properties were in a lower band. I hit on the idea of writing to my MP who was newly elected and to my astonishment and pleasure we got a full rebate PLUS an ex gratia payment in lieu of 'interest lost'. The rebate took the form of not having to pay any more Council tax for the next 12 months. The reason given was that our property was 'marginal' within the borderline area. (Dare I say that we long for the good old 'poll tax' to return.........).0

I stayed at the property since 2002, didn't think I would get anywhere but it took about 6 months then recieved a letter saying it was changing, 2 weeks later a big fat cheque fell through the door. Thanks for this thread or I would never have known.0 -
Local Borough Council: Kings Lynn and West Norfolk
Council Tax Band Before: E
Council Tax Band After: D
Amount refunded: £3900
Annual saving going forward: £330 this year, more for future
Kept seeing this article but never got round to it even though I had seen other houses in road were band D. However they were all single garages and all double garages were band E. Looked at other roads in developement and discovered that most were band D. Seemed to be no correlation between size of house, or garages or anything. Interestingly there were a lot that had been regraded to band D so I put in application. Sent info re other roads to valuation office. Got letter back within 4 weeks saying we had been rebanded.
Had been in the house since 1990 so got rebate for all the time council tax in place, nearly £4000. Thanks Martin.0
