Just wondered if anyone can help me out a bit....put a re band claim in as have done all the checks and it clearly comes out that property is in wrong band should be an A but is in band B there is also someone down the same stree only a few doors away in band A..Sent all information over to VOA was informed they are very busy so sent it off to an independent evaluator to look at this and he came back and said no it is in the correct band and that any information found online cant be taken into account and that the proerty will stay in band B.
i said i was un happy with the outcome so i have had to send it back to my local office to take a second review on the reband.
Has anyone else had the same problem and what was the outcome, another family member had the same problem with the same evaluator there house was between 2 three beds all a band B and her home came up that is should be band A but was reused to???????:mad:0 -

I'm in a dilema there is 18 properties on our estate, and 4-5 different style house, ours is the same as another 5 on our estate, same size inside as the others, ours is detached as is our neighbours, we are in band E ( paid £260,000 ) others are in band D because they are semi detached, one of the semi's went for £45,000 more than we paid for our houses, also on the estate there is a massive 3 storey house what sold for £370,000 and is nealry twice the size of our house yet it is a band D?
When i have rang the appeals office they keep banging on about ours been detached? Does that matter if the houses are the same size and the massive one is a semi detached but is huge and more than £110,000 more than ours???
What can i do? Need to send a letter but what should i be saying in the letter?
Any help would be much appreciated.0 -

Detached houses tend to fetch more than equivalent size semi, the £370K house seems to be in too low band. Was the semi that sold for £45K bigger than your home?If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0 -

So unless the 2 houses sold some years apart, why was the semi so much dearer? Was your house in poor repair and needed a small fortune spending on it? Did you get the bargain of a lifetime or was the buyer of semi completely ripped off?If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0 -
brand new development so not sure, but ewither way i'm appealing and prepared to go to tribunal, all the houses are the same size and style as ours, its just bizarre0

Seems as if developer was doing deals with some buyers, but not with others. The VOA won't just look at evidence from your estate, they'll look at 1991 sales of same size det and semi houses and also what appeals on recent similar size newbuilds have been settled at.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0 -
