  • I honestly don't know. According to the Estate Agent this matter simply requires an email to clear it up. Something from the solicitor at the top of the chain to our vendor's solicitor I think....

How frustrating! These things are so nervewracking.
You invest so much into them - time, money, emotions - and know that it can all fall through.

Is it worth speaking to your landlord and seeing if you can stay on for a few weeks / another month?
  • Hi Jimmy; if our agents weren't a total nightmare then yes, but there's no way they'd let us do that. Our flat will go within hours of being put on the market too.

We did arrange alternative accommodation but it doesn't matter because we have finally exchanged contracts. Keepin fingers tightly crossed for Completion on Friday.

But revealing things like this is why your solicitor does a local authority search. Your vendors might not even know themselves if they're not paying attention to all the junk put through their letter box.
Wrong. An LLC Search (and the associated Local Authority Enquiries) will rarely reveal anything re planning etc. on properties other than the subject matter thereof. V [vendors] would know about the problem only if they had been served, by the Local Planning Authority, with any notification of the proposals.

Does not matter where you move to, you could end up near the local serial builder who seems to be anti planning permission. ;)

At least you know exactly what you are getting and can check on the planning authority website for further details about what is planned/agreed.

  • Hi Everyone, thanks for your support throughout the thread.

    We completed.

I didn't trust the vendors solicitor to either appear in work or not forget something else he should have done, can't believe it actually happened. I think I'm going to sleep for a week now! (until the sound of the building work across the road stops me :p)
