Paid 10k more than neighbour for same house - HELP

Hi,
Just wanted ask some advice. I recently bought a new build and part ex my old house. I recently found out that we paid 10k more than a neighbour for the exact same house, only days before.
Because of this if we want to sell the house we can't get close to what another one is selling for as they also paid alot less than us.
Also we paid more stamp duty and am fairly sure more insurance.
I'm not sure if our council tax is also higher now that it is based on purchase price (?)
I understand that because i was part exing my house i wouldn't get as much for it, but i feel mislead as Barratts should have told me that the house was 10k more because they were giving me more for my old house.
Is there anything i can do to try and get something back?
Any advise would be hugely appreciated

Why should have the developers told you anything? You made a deal which you thought was fair at the time. Your neighbour appears to have made a better one. Such is life.0

Property is only worth what someone will pay for it! Alas you paid more because you thought it was worth more, or it was worth more to you at least. Unlucky, to be honest.0

Council Tax normally has nothing to do with the price of the property, although as it's a new build that may not be completely correct. However, unless your and your neighbour's houses are marginally on either side of a change of bands I think it's very unlikely you'll be paying any more. If you look on your council's website you should be able to see the CT band of every property.0

Did the others part exchange their house too? If not, it's not surprising they got a better deal.
Maybe you got other things thrown in which they didn't.
Most people will negotiate a reduction. Some are obviously better than others - plus, it depends when you make the deal. Sometimes the last one(s) in a development go a bit cheaper so they can just be shot of them.
Even with 'second hand' homes, there is no fixed price for a house. Someone might well manage to sell the same house for more than another house went for in the same week. It's all about supply, demand, how good your negotiating skills are, and how desperate the seller/developer is.
Naff all you can do, I'm afraid.
Out of interest, why did you pay just over the stamp duty threshold? Surely it must have been within that £10k then. Did you try to get the price down? Did they pay your stamp duty or something?

PS If you have a mortgage, didn't the valuer say it was worth the stamp duty level or less? It's very unusual they'd agree a price that's between £1-10k over the stamp duty threshold.2024 wins: *must start comping again!*0 -

You could try just living in it, rather than selling it...... that's what you bought it for, wasn't it?
What would you be able to do if you bought something on eBay and found that your neighbour had bought the same item for less? Nothing.
What would you do if you bought a new car, and found your neighbour had bought the same car for less? Nothing.
If you bought an item in the supermarket for £9, and two hours later the supermarket cut the price to £7, and your neighbour bought it cheaper than you did, what would you be able to do? Nothing.0 -
Were the properties advertised at the same price?
As they have different plot locations, might even have different facing gardens etc they might be the same build but worth different values.
Is this a case of the dev. bumped the price of your build up? or just gave your neighbour a better deal due to not having to buy a part ex?0 -
You may end up paying more for your house on the development but you may have a better plot. This would mean that you will be able to sell your house for more in the future. It may not make up for the difference but it may soften the blow a little. About four years ago we sold our house on a relatively new development for 20k more (190k to 170k) than the exact same house over the road - just because it was a better plot.
House prices can vary quite a lot in new housing developments and it is not uncommon for builders to adjust prices depending on the 'deal' - and remember your 'deal' included the part ex. It's likely the developer paid you more for you old house than you would have got on the open market.
