Some people don't get as good a mortgage deal as others. This is part of life. As hazyjo says, unless you know your circumstances match EXACTLY you're fretting unnecessarily. With a P/X you often win on the swings and lose on the roundabouts.I am a mortgage broker. Builders like their properties to look expensive, it helps other sales. So if you part exchange they add a bit to the part ex value and add a bit to the new build price.

If the other people didn't part-exchange then it is reasonable for them to get a 5% discount on the price you paid. So if £10k is around 5% then you have nothing to worry about. If they did part-exchange, then they negotiated a better deal than you and there is nothing you can do about it.
We part-exchanged my OH's flat for a Barratts house several years ago and our neighbours paid 5% less than us because they didn't part-exchange.0 -

It's amazing what deals some people get when purchasing a new build. Some are better at negotiation than others. As long as you paid a price that you thought was fair then you should be happy.
We tried a p/x deal and they offered us peanuts so we put it in the market.
Going back as a buyer with cash put us in a stronger position and we got a far better deal. At least you avoided the hassle of going through the sale which is an absolute nightmare. Every cloud and all that0 -
