Are the EA and Vendor just playing games?

    When we ring to tell the EA we want to book appointments to view some more properties, is it worth reitterating our final offer again at this point or are we coming across as desperate?

    I dont feel confident that the EA will even remember us and connect us to the property we really do want, unless we mention it again.

    Is it best to say nothing more about it and just hope it's fed back to the vendor further down the line?

    Serious advice on this. Going to view other properties is a game. Agents must surely know it and it is no skin off their nose if they sell another property.

    Going to view other properties is a visual demonstration that you have moved on from the property in question. Even if you haven't. But for you it has become THIS property or nothing. So in fact you will be wasting the time of the vendors, the agent and yourself. Your real position is so transparent that you don't even leave the agent a fig leaf of pretence that you could in fact buy another property. The ultimate result will be that you will be used as the patsies who put the bids in on this house that the ultimate buyer will have to match. And even if there are no takers for this place, any capable Agent can now play this so that you are bidding against yourselves.

    I know I think you're right.
    The last thing we would want to do is waste the time of vendors we'd have no intention of purchasing from.
    I also think there'd be a disconnect on the part of the EA as I'm sure as long as they thought we'd buy any property through them they wouldn't care which one it was.
    I suppose it's just the thought that we'd be doing something pro-active (apart from saving like mad) in a bid to get the one we really want.
    Other than that its just sit back and wait.

    Mrs Shadow and I looked at many houses till we found our present one. We knew it was what we were looking for, but the price in terms of the compromises we would have to make over one issue was unacceptable. I don't think we looked at other houses, but we left this one alone - I even drafted a letter to try and influence the issue. But I never sent it. The issue got sorted and here we are.

    But if the issue had not been sorted, the price would have been too high. And a perfect property at too high a price is not perfect. If we had tried to influence, I doubt we would have got our issue sorted.

  • My advice would be to remove the estate agent from the equation. Talk direct to sales manager/director and be honest about how keen you are to buy this particular property and your true financial position and express how keen you are to reach a deal with them.
    That's as much as you can do and everything is then in their hands - if they don't want to do the deal, look at other options but make sure that they know that you are still interested should their position change - then bug them every few weeks - it will remind them just how long it's been on and that you are their best option and reassure them that you won't drop out at the last minute. Remain polite, courteous and friendly at all times - sometimes people will work harder to do the deal if they like you.

    The only caveat I'd make about continuing to show how keen you are, and promising not to walk away, is that you haven't had a survey yet.

    Not sure cutting out the EA would be a good idea in this case as the EA gave the impression that the vendor (builders) were quite unreasonable.
    The EA has tried to impress on the vendor that our final offer should be accepted as it is a good price for the house, but they refused to budge.
    Whether this is all part of the game I dont know.
    I know the EA is employed to get the best price for the property and they feel they have done that for the vendor, so were can you go from there?!
