Are the EA and Vendor just playing games?

    We've viewed a couple of other houses since but they just make us love this other one even more!

    The house has been up with 2 ea's for 4 months, it's sitting empty and we're the only interested buyers (so far).

    Should we sit it out (i know we dont have much choice), and try contact them in a couple weeks with our final offer again?
    Are we being too optimistic?

    ps. The vendor is a builder who took the house as part ex.

  • Leave it a week or 2 and enquire with the agent again and repeat your final offer.
    I'd actually do this untill the they either sell the house to me, someone else or i 'd found another house within my buget.

    It was added only today, after I'd read the post- hence it wasn't there at first.
    So V did not build the house. That makes it even more pressing for V to sell it off!

    i had the same situation as the op, i said i had no more money than what i offered and that was that, and left him to sit in his empty house that he didnt want.

    he didnt make any more money and paid a few months more mortgage

    I guarentee that this builder wouldnt want to lose you. He's playing the waiting game.. - and so far, - it sounds like he's winning.

    Look on rightmove using the firefox add-on propertybee, - property is not selling, - as a buyer, you call the shots. Start viewing other places.. - you never know, something even better might pop up.

    I recently brought a place, - I was told that there was a cash buyer who had offered X, - so I offered £3k more, - which, I thought was a fair price.

    The seller immediately came back and said that if I up my offer my £5k, we've got a deal.

    I didnt come back to him... - I just sat and thought about it for three days. The EA then chased me, - and I genuinely did not want to pay any more for the place, - my first offer, I thought, was all I thought the place was worth, - even though I really did love the place, - I didnt want to be taken for a mug, and always have the feeling that I had been slightly ripped off. So I told him, no, I will not up my offer.

    24 hours later, - my offer was accepted.

    Fast forward on, - mortage survey comes back stating that the property is worth 13k LESS than what we agreed.

    Once again, I stuck to my guns, - told the EA that i would be more than happy to proceed with the 13k reduction, or i'll pull out.

    Four days late, - the seller accepted.

    The builder is a national one (Morris homes I believe).
    It crossed my mind that they would sit on this property until it starts to cost them.
    Is i true they have to start paying council tax after 6 months?
    Maybe that would be the point they would try to offload it?

    I was in a similar situation to this recently. After my final offer was rejected I decided to walk away from the property.

    The next weekend we found a much better property, in a better area that had just gone on the market that week, and are now buying that.

    There can still be a happy ending with you finding somewhere else, or with this vendor (v) coming back to you - but do not wait for them - start looking at others.

    Unless you find a heap more money, that outlook will ensure that the property is always dangled out of your reach. You have to lose that outlook, else you will never find a property.
