Are the EA and Vendor just playing games?

    Think we'll try that then.
    Just love this house so much and think it is def 'the one'.
    Even the EA thinks the offer should have been accepted so looks like the vendor is just being greedy.

    This happened to me many moons ago, the EA kept on saying that some had put in a higher bid. After putting in my best offer which was rejected I walked away. Fast forward a couple of months and I get a call from the agent to say the deal had fallen through and would I like to proceed on my last offer. I told him to get stuffed because by then I realised I had been played by them. It took them a long while to sell the house eventually. If they do come back, I would suggest you cut your offer price back to your original offer.

    1. P can buy any house at all.
    2. V can sell only one- this one.
    So V needs P more than P needs V!

    You seem to be typing that a lot on this forum - can I suggest it might be worth spelling out what you mean in your first post so that people don't need to ask for a translation. Mere mortals without legal training aren't used to using intials for the main protaganists in a discussion.


    Back to the OP. I wouldn't engage in playing games of "oh, we're not interested any more". Stick to the truth. Go and view other properties with the same (and any other) EA. If they ask about the other one, tell them that you still love it but you can't afford it. Maybe even admit that the last offer was really too much of a stretch. Once they realise that you were scraping together coppers out of the kids piggy bank to make the last offer, the vendors might twig that there won't be a higher offer coming.

    Can you crystalise the position a bit by saying "well if the vendor changes their mind in the next 2 weeks, get in touch. What else do you have on your books we should have a look at instead?" At least you won't keep hanging on for a just in case and make your position clear that you are not going higher.

    Come down off your high horse. It was just a suggestion as you seem to be getting up a lot of noses with your initials. If you can't be bothered to type in full, that's your choice.

    But as for post 14, no not really. The vendor in this case is a builder. Depending on what size of builder we're talking about, he could actually have 1000s of houses to sell. He'll have to sell this one at some point but his cashflow position might not require him to reduce the price of it at this stage.

    Eh? Did OP (san09) tell us that V is a builder? I must have overlooked that.
