    I know its very hard a the moment. Plase make sure you take time out from the stress, even if it is just an hour, and spend it with your husband and kids and do something positive. It is important to have "me" time.

    With regards fees to agents, can I enquire why you are being asked to pay these before you agree to actually rent? Have you tried, and please excuse me if you have, saying I will pay once it is agreed we can rent.

    In my experience those agents/landlors that ask the sorts of questions you are being asked are very unlikely to be friendly towards BK. I could be wrong.

    Phone the mortgate company? I know you might not want to know the answer, but at least you will be aware of what is going on, and coming from your angle it wont be so scary to wonder.

    If they like the property and want to move in, they pay the fees, the agent conducts the credit check and references, Maizy is worried she'll fail and of course the fees are non-refundable.

    An agent may not show anyone else around whilst checks are being carried out, but will not agree to rent until all checks have been passed. They are unlikely to carry out the checks without taking money to do so!

    INEEDANAME - I knew all the first bit, but not having been in the situation with an agency, I used a private landlord, I was keen to know if you could say "we will pay when agreed to rent". A reasonable question I hope you agree.

    If that is not possible, then surely the only options for Maizy are to either be totally honest with the agent, or rent from a private landlord. Otherwise it will be £200 wasted every time, as Maizy has already pointed out of course.

    I think I have already suggested this, but when I needed help, the local council had a list of private landlords who were friendly towards people with problems. They supplied me this list free of charge. Maybe even the local CAB have a similar list?

    Just thinking outside of the box, and of ways to help.

    As I said, an agent will not carry out the checks without taking their fees for doing so and they will not refund the fees if the checks are failed. That's standard, you don't get something for nothing.

    Maizy confirmed a while back in this thread that she hasn't seen any private rentals in the area when she's been looking.

    Been through all alternative suggestions with Maizy 6 months ago.

    I know, I remember. But this is becoming the imovable object meets the unstopable force.

    Something has to give, and hopefully us discussing it will focus the mind, and highlight the options which are and which are not possible.

    As was said earlier in the thread its not us who Maizy should be concerned about frustrating, but the frustration she herself is in.

    Advice has been given to Maizy, she already knows what is and is not possible and has a plan of action. Thrashing out different scenarios will not change her circumstances or help her in any way.

  • Hi Maizy, dont post very often, but just wanted to say I managed to rent 4 months into my br, did it through an agency, and yes did fail their credit checks but I told them, and the LL before hand, and both were fine, the rent was more than I was paying on my mortgage but the OR was happy enough with that. I did a voluntary repossession with my house, no notices etc were put up and it was put on the market by the local estate agent so no one knew.

    So I know its a difficult decision for you to make, and its only you and your family that can make that decision, you have to do whats right for you in the long term.

    These things do have a way of working out for the best in the end.
