Outrageous update! Stressed FTB!

Hi all,
I recently posted about a dilemna I had regarding whether to stretch to the required price on a house we'd fallen in love with. Ie. We offered £135k and they wanted £140k (house is on for £149,995, however vender, Barretts only paid £142k as a part ex).
The exact words were ''£140k and it's yours''.
After much deliberation and a week on, we made the offer of £140k (a stretch for us).
The estate agent is now back-tracking, could hardly recall the conversation, and mumbled something about £142 to £144, but eventually did admit they remembered the conversation!
We said ''There's the price you wanted, there should be no problem now should there?'' Their response ''Shouldn't be.''
Now it's over a day since we put the offer in and no response!
I'm wondering are we being taken for a ride here?
We dont have another penny, and we're honestly wondering whether our previous offers had even been put forward at all.
What do we do? We feel like EA are being disingenuos.
We really like this house and feel like it's the one, but are so stressed by it all now.:(
Ps. The house has been on the market for 3 and half months, there's been no other interest, and is up with 2 EA's.

Stay firm and bide your time . The EA are probably thinking you will go higher.
Stick with your offer and wait for them to contact you ...no matter how tempting it is to ring them0 -
Thanks Go Cat.
We're thinking they think they've got a couple of suckers here!
Made the mistake of putting all our eggs in one basket I suppose!
Just hate all this game playing.0 -
Considering how important buying a house is I hate all this game playing - reminds me too much of chess! The house I'm buying went to sealed bids and it was so hard to decide a bid n then wait to hear from EA. Stay positive and stay focussed x0

I I would wait for them to respond and then tell them your offer has gone down by 5 grand! If they contact you then they don't have any other buyers I would guess.Find out who you are and do that on purpose (thanks to Owain Wyn Jones quoting Dolly Parton)0

I probably wouldn't do this ^
Sit tight and continue looking at other properties as you might just find something else you really like.0 -
Seems to be standard tactic with EAs these days. Sit tight, it's a buyers market and frankly, I'd tell them that. Play hardball, who the hell else are they going to sell it to? They have a buyer who is willing and able to buy for the price that they asked for in the first place - they'd be mad to try twisting you for more. Ring the EA and ask to view another house on their books....that'll get them moving....better yet, view it with another EA...that'll set the cat among the pidgeonsDebt Free! Long road, but we did it

Hi all,
Update...our offer of £140k has been rejected! The price they want has increased to £144k!!
Felt like crying when the EA got back to us this morning, and now I'm really angry.
This vendor (Morris Homes apparently, not Barretts) has no integrity or scruples. They told us the price they wanted and have now reneged on the verbal agreement!
The EA has been very apologetic and is at a loss. They are going to ring Morris Homes to get to the bottom of it...and are considering asking them to market the property elsewhere as this behaviour is damaging the EA's own reputation.
We must be interested in the only property that is increasing in price!! All others seem to be dropping! This is so wrong surely! Are there no laws or code of conducts they have to abide by?
Hubby has rang to say they have til tomorrow noon to accept the agreed offer, thereafter the offer is £130k and we walk away.
Any advice/oppinions appreciated.:o0 -
Tell them to shove it and walk away. Find somewhere else and tell the EA "good luck finding a buyer because we're gone". Dont even bother. If the shysters are prepared to do this sort of thing this early in proceedings, you dont want to be anywhere near them later in the process when your in hock for hundreds of pounds and out of time....Debt Free! Long road, but we did it
