    Think about it. If people aren't even bothering to look at the house or declare an interest, then the price is too high for what is on offer. If you lowered the asking price to £1, you would definitely have viewers and offers. At the asking price of £115k there are no viewers and no buyers. Somewhere in between there is a happy medium. You need to keep dropping until you attract interest.

    How do you know what the house across the street sold for? And how do you know it has nothing that yours doesn't have? There may have been hidden price cuts or incentives offered, or it may simply be a better house than yours.

    Do you have a rightmove link we could take a look at to offer advice?

    Of course it will make a difference. If you priced your house at £1. It would sell within about 10 seconds as the EA would buy it. Vetween £1 and your current price their is a higher number that will still produce a quick sale. If you are really in a hurry, knock another 10-20% off.

    Anything will sell quickly if it is viewed as a bargain. If M&S put a £50 top that didn't sell on sale for £1, somebody buys it just on a punt of 'it's really cheap so I cannot go wrong'.

    The sort of cash buyers the OP is talking about will probably offer £70-80k. Is that the sort of figure she is prepared to sell at? I'm sure her EA has a mate who will offer that.
