Trying to sell my house

Arrrgghhh......
My house has been on the market for just over 6 months, we have had about 4 viewings.
A nice man put in an offer, we declined the very low offer, he reoffered more - we accepted.
the man has now vanished! his mortgage was declined, so he went looking for another, that was 2 weeks ago and noone has heard from him since.
Needless to say I am of the believe that he can't get a mortgage and so has left it.
I really want to sell and move ASAP any suggestions on how to get more interest in the property??
My estate agent have made it a premier listing on rightmove - whatever that means and we have dropped the price for a 3rd time, but we can't go any lower or else we won't pay the mortgage off.
Suggestions would be really appreciated.
thank you

The property is not well-presented, not being marketed to the right target-audience properly or it's over-priced. Or a combination of all three.0

not sure if I can add links - does it look badly presented?I need to start saving so I plan to save £2 a week to start with:beer:0

Decent-sized rooms. No pic of the dining-room. Poorly taken photos. Is the agent trying to sell your furniture for you or your house?
IT'S IN HULL.0 -
We are currently looking at property to purchase, being first time buyers ourselves. From a purely personal point of view, if its a 2 bed house I'd want to see photos of both bedrooms, and a back yard is mentioned but also no photo. Its also useful to see rooms from a couple of angles, if thats possible.
Call me cynical but if there is no photos of all the rooms I would think there is something wrong with them - and probably wouldn't attend a viewing.
Hope this helps, and you get the buyer you need!0 -
Personaly I think it is a great house very badly presented. I would request new photos and take into consideration what has been said above. The outside picture is very poor, get rid of the bin! Declutter all rooms prior to the photos being taken. Good luck and dont drop the price its a bargain0

Quite uninspiring photos to be honest - your furniture is too big in the front room so makes it look smaller than it is. Your bedroom looks very cluttered and your bathroom is very very dated. And also why no photo of the garden? I would also get rid of the wheely bin in the front garden for the photos. I agree that you have been let down on the photos, the photographer and agent took hours taking mine, moving furniture and stuff out of shot to make a room look better.0

Kool, i used to live on ash grove!! Sorry cant help with the house though, know a lot of houses round there are aimed at students and many have been converted to 4/5 bedrooms, i know the house we were renting was bought for around 100k in 2002/3 but that was 5 bed and 8/9 years ago!
Good luck!
Is the train bar still there the one with triples for singles near the bridge?!?!0 -

You bought June 2005 for £51k. At the time LR says the average terraced in Hull was selling for £53,800.
Right now LR says prices aere pretty much back where they were back then.... £54,309 for a terraced house June 2011.
Your house is particularly badly presented. If you need to clear £65k, then you are expecting a buyer to clear other debts for you.
How come your mortgage is so big when you paid so much less and what makes you think you will find a greater fool to pay those debts for you?0 -

I was waiting to be pleasantly surprised but when I clicked on the link I saw a flea pit.
If that is the effort you put into making the house looking good to sell it......
Then it's no wonder you haven't sold it.0
